1. This is a commercial project, requiring all documents to be prepared, sealed, signed, and dated by a registered design professional. Provide complete electrical plans, design, and calculations, sealed by an Arizona Registrant. 2. The Plans for the electrical systems and new dwelling electrical shall be prepared and sealed by an electrical engineer registered in the State of Arizona.
Provide an electrical plan showing any/all electrical work.
Plans shall include (as necessary for scope of work), but may not be limited to items below:

4. Electrical floor plan that shows the location of all new or modified electrical work.
5. Provide electrical load calculations, for the Main Service Panel, Per NEC 220.40.
6. Show all wiring methods in detail for all new or modified branch circuit conductors and feeders for lights that were added. Conductor type and conduit size/type. Note wet use requirements. NEC arts;300 and 408.4.
7. Provide a panel schedules, showing the circuits that are being modified, added or removed or existing. NEC arts;300 and 408.4. Include panel bus rating and A.I.C. rating. IBC 107.1.
8. Designate the circuit number on the electrical plans, that corresponds to the panel schedule, at the location of each, new or modified light fixture, receptacle, and equipment disconnect switch, NEC arts;300 and 408.4. IBC 107.1.
9. Provide GFCI protection for all laundry room receptacles per [NEC 210.8(B)].
10. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, [NEC 210.52(C)(1)] and [NEC 210.52(B)(1)]. GFCI protected, [NEC 210.8(A)]. The provided plans only show one kitchen countertop circuit that is shared with non-code compliant locations.
11. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, [NEC 210.11(C)(3)] and [NEC 210.52(D)]. GFCI Protected, [NEC 210.8(A)]. The receptacle in the bathroom cannot share the circuit with any other locations.
12. Show compliance with receptacle replacement and distances per [NEC 210.52], for both wall space and kitchen counter tops.
13. Hallways of 10’ or more in length require a receptacle, E3901.10.
14. Show receptacle outlets in the Foyer, [NEC 210.52(H)].
15. Provide an exterior outlet at grade level located at both the front and back of the dwelling, [NEC 210.52(H)]. These outlets require GFCI protection, [NEC 210.8(A)].
16. Show a GFCI receptacle outlet on the same level within 25’ of exterior HVAC equipment, [NEC 210.62].

1. The replacement, relocation and installation of new lighting fixtures requires compliance with the City of Tucson Outdoor Lighting Code.
2. Provide an outdoor site lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan, both new and existing. Number the light fixtures on your lighting fixture table and use the same number on your site plan.
3. List the Lighting Area per OLC (typically E3) chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1.
4. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation.
5. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4.
6. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
7. Provide the manufacturer’s specification sheets for the outdoor lighting fixtures. Include the lumen and color temperature values for each outdoor fixture type.
8. Show compliance with light trespass and shielding requirements per OLC 401.3.
04/06/2026 Site Zoning Standard REQUIRES RESUBMIT 1. COMMENT: As of January 1, 2026, the Middle Housing code amendment to the City of Tucson's Unified Development Code (UDC) allows up to four dwellings to be constructed on one site as a residential development, without incurring commercial development standards, if it meets the new Middle Housing design standards.

The expansion of this existing development from three units to four is eligible to be considered a Middle Housing project. However, to do so, it would need to meet Middle Housing design standards, including new landscaping requirements. 2. COMMENT: Withdraw and resubmit this permit as a residential Middle Housing development (using the "Residential New Dwelling Permit" application type). Ensure that plans are revised to show compliance with Middle Housing design standards.

3. COMMENT: Please be aware that the minimum required setback to an alley is 5' under Middle Housing. No dimension appears to be shown on the plans. If the setback is at least 1' from the property line, then a Design Development Option (DDO) may be requested to reduce this setback. If the setback is less than 1' to the property line, then a Board of Adjustment variance will be required.

4. COMMENT: This parcel is zoned NR-2 and is within the Rincon Height Neighborhood Preservation Zone (NPZ). NPZ design review will be required to be submitted and approved before final Site Zoning approval can be provided for any development on this parcel.
