Provide an egress plan that identifies the means of egress system, including the exit discharge, and demonstrate the path of travel to a public way. IBC 107.2.3 IBC 1028.5 For example, please clarify where the door on the east side, located across from the main entry doors, leads to or connects to. 2. Please provide occupant load information for each room and space on the plans. Indicate the calculated occupant load, the area, and the occupant load factor used, ensuring the factor corresponds to the actual use or function of each space, in accordance with Sections 107.2.3 and 1004.5 of the IBC. The stated occupant load of 27 appears to be less than required based on the occupant load factors in IBC Section 1004.5. Please recalculate and revise the plans accordingly. 3. Please amend the plans to demonstrate compliance with the technical accessibility provisions of ICC A117.1-2017. Indicate the required approach at each element (forward or parallel), provide countertop/wine bar heights, and show the required clear floor space in front of appliances. The layout of the break area sink and dishwasher appears to be too tight to accommodate a compliant parallel approach at the sink. Please revise accordingly and clearly document compliance with Sections 305.3.2, 305.7.1, 305.7.2, and 902.4. Please contact me if you have any questions about the above comments.
