COMMENTS: I called your phone number hoping for some answers to my questions. Please respond to the following comments. 1. SITE PLAN a. Please submit a Site Plan. b. Please show the dimensions from the property line. 2. FLOOR PLAN a. Please submit a Floor Plan. b. Show all the functions that are within the space such as office, restrooms, etc. 3. CODE ANALYSIS a. Please submit a Code Analysis. b. The city will need those information in order to complete the Certificate of Occupancy. c. Show the calculation for the exit width requirement. d. Show the calculation for the restroom requirement. 4. The aerial photograph shows an existing structure on the site. a. The city assumes the existing is being demolished. b. Please provide drawings that illustrate what is being demolished. 5. Please resubmit. |

The additional building to the existing commercial site will require the submission of a Development Package Site plan UDC 7.4.3.E as this constitutes as site work. In accordance with Unified Development Code (UDC) Article 3.3.3.G.2.c, a site plan (Development Package Permit) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: As a new building is being proposed at this location, a Development Package will be required. Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building.
