04/15/2025 Commercial Building Standard REQUIRES RESUBMIT 1. Sheet A001 Project Information- Add to the Code Analysis list the City of Tucson Inclusive Home Design Ordinance
and the ICC A117.1-2009 Accessible and Usable Building and Facilities.
2. Sheet A001 Project Information- Provide a sheet index for the Architectural and MEP drawings, only the structural
sheets were identified on S1.0.
3. Sheet A001 Project Information- Indicate that the wood I joists and wood truss drawings and calculations will be a
differed submittal as indicated on the structural drawings sheet S1.1.
4. Sheet A101 Floor & Dim Plans- Common walls separating townhouses must meet the requirements of 2018 IRC
R302.2.2. The Project Information sheet indicates a fire sprinkler and alarm systems will be installed under a differed
submittal. based on that information, the minimum of a one our wall is to be provided between the units. Provide a
section for the separation wall that is tested on accordance with ASTM E119, UL 262, or section 703.3 of the IBC on
the drawings. Provide wall designation tags on the plans. UL rated walls typically do not allow plumbing to be installed
in them, and electrical only with fire resistance pads. Clarify how these systems will be affected with the listed wall
that is chosen for the project.
5. Sheet A101 Floor & Dim Plans- The fire rated wall separating townhouses shall be continuous from the foundation to
the underside of the roof sheathing and shall extent the full length of the wall. Extend the rated wall between the entry
doors and between the rear windows for units two and three in the exterior. The wall must extend to meet the
minimum separation requirements for openings in walls per 2018 IRC Table R302.1(2).
6. Sheet A101 Floor & Dim Plans- Townhouses are to be designed so that each unit is structurally independent of each
other. The roof sections above the trash enclosures are tied to two townhouse units and therefor is not allowed. In
addition, the exterior partition (if combustible) along with the trash bins would not allow for fire separation of units
unless it is also separated by a zero-separation wall. Modify this area to meet the fire rated requirements. 2018 IRC
R302.2.6, Table R302.1(2).
7. Sheet A101 Floor & Dim Plans- Provide details for the door and window headers/ sills on the drawings.
8. Sheet A101 Floor & Dim Plans- Provide notes on the drawings fireblocking will be provided per 2018 IRC R302.11.
9. Sheet A101 Floor & Dim Plans- Provide notes on the drawings that draftstopping will be provided per 2018 IRC
R302.12.
10. Sheet A101 Floor & Dim Plans- Window A on the window schedule indicates this is an egress window that is 8’ x 2’
and has a sill height of 6’ 0”. This window does not meet egress requirements. Correct the drawings and schedule to
reflect a window that will meet the requirements of 2018 IRC R310.1.
11. Sheet A102 Floor & Dim Plans- The note under the proposed ADA plan indicates only the requirements for the option
B clearance outside of the bathtub but does not indicate any other requirements for this bathroom. Additionally, the
dashed line indicates accessible routes in the unit however not all bedroom doors are accessible. Provide notes for all
requirements for the units per the City of Tucson Inclusive Home Design Ordinance. Correct the code reference on the
drawings that indicates section 1104.11.3.2, the section should be Chapter 10.
12. Sheet A201 Elevations/ Sections- Correct the longitudinal sections to indicate the fire rated walls that separate the
units correctly. The fire rated wall separating townhouses shall be continuous from the foundation to the underside of
the roof sheathing and shall extent the full length of the wall. 2018 IRC R302.2.2.
13. Sheet A201 Elevations/ Sections- Correct the elevations and sections to indicate the parapets above the fire rated
walls are a minimum of 30” above the roof surface or revise to meet the exception. 2018 IRC R302.2.4.
14. Sheet A201 Elevations/ Sections- Indicate the roofing finish materials on the drawings and roofing details.
15. General Comment- Note on the drawings that a permanent certificate shall be completed by the builder or other
approved party and posted on a wall in the space where the furnace is located, a utility room or an approved location
inside the building. The certificate shall indicate the predominant R-values of insulation installed in or on ceilings,
roofs, walls, foundation components such as slabs, basement walls, crawl space walls and floors and ducts outside
conditioned spaces; U-factors of fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the
results from any required duct system and building envelope air leakage testing performed on the building. (2018
IECC R401.3).
16. General Comment- Note on the drawings that the building shall be tested for air leakage in accordance with 2018
IECC R402.4.1.2 and a written report shall be provided to the code official.
