2. GENERAL - SPECIAL INSPECTIONS: Please have the Registered Design Professional in Responsible Charge of this project complete and return the City of Tucson Special Inspections Certificate with signatures. The form can be

3. GENERAL - GEOTECHNICAL REPORT: Please provide a copy of the site-specific geotechnical report for this project. The report should support the appropriateness of the selected foundation system for the project site. All submitted geotechnical reports must be dated no later than three years from the submittal date. Outdated reports must be accompanied by a letter from a qualified geotechnical engineer stating that the report requirements are still valid, or stating what items may have changed. All building code references must be updated to the current code
adopted by the City.
4. SHEET S0.1 - DESIGN ASSUMPTIONS: The following wind design data shall be included in the construction documents per 2018 IBC Section 1603.1.4. Please include the following items in the structural general notes.
i. Exposure category [Structural general notes should be revised to match structural calculation package, which states that this project is Exposure Category C]
ii. Internal pressure coefficient
iii. Design wind pressures for exterior component and cladding materials, expressed in psf
5. GENERAL - CONFIRM REQUIRED DEPTH OF FOUNDATIONS: The structural documents should be in agreement with the geotechnical engineer's recommendations with regards to the minimum depth of foundation elements below
grade. Under the structural general notes, "Foundation and Earthwork", Note 2 states, "all footings shall be founded at depths indicated on construction drawings, or 18 inches minimum below lowest adjacent grade". The structural
calculation package, Page 3 of 29, states that allowable bearing pressure of 2,300 psf is guaranteed at 24" below finished grade. Finally, the Typical Tie Beam Detail 2/S2.1 shows the bottom of tie beams bearing 18" below grade at all Footing "F1" conditions. Please provide a copy of the geotechnical report to confirm the required depth of footings and revise the drawings if required.
6. SHEET S2.1 - CONFLICTING INFORMATION: Detail 9/S2.1 provides reinforcement information for the slab on grade that conflicts with the Foundation Keynote 1 on Sheet S1.1. Please confirm the maximum spacing of distributed rebar and revise the drawings to be consistent.
7. SHEET S2.1 - CONFLICTING INFORMATION: Detail 5/S2.1 provides tie beam dimensions that conflict with the Footing Schedule on Sheet S1.1. Please confirm the required depth of Footing F2 and revise the drawings to be consistent.
8. SHEET S2.1 - CONFLICTING INFORMATION: Details 2 & 3/S2.1 provide reinforcement information for typical tie beams that conflicts with the Footing Schedule on Sheet S1.1. Please confirm the required bar size for longitudinal

04/03/2025 Fire New Construction Standard REQUIRES RESUBMIT -Please explain, sheet T1.0, your code review for NFPA 409 chapter 6 states max fire area 12,000, per table 6.1.2. I show that table allowing a single fire area of 12,001-40,000 for type II(000). Your code review for Chapter 10, sheet T1.0, shows a gross area of 12,011. If the allowable max fire area is 12,000 and your gross area is 12,011, you have exceeded your fire area.

-You reference 412.3.6 IBC in the code review, sheet T1.0. You state this reference does not require fire sprinklers. Please explain. I do not see an exception. It references NFPA 409 requirements. Per NFPA 409, section 14.5, fire sprinklers are required.
