If these items are in full compliance with the current code, provide a statement indicating which of these items are in compliance on the cover sheet of the drawings. Otherwise, accessibility upgrades shall be required in accordance with for the balance of the items not in compliance. IEBC.305.7. For example, the restroom facilities do not appear to be accessible. A. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. This site is located in the C-1 zone (UDC 4.7.20). Food service is a allowed use in the zone (UDC Table 4.8-4), subject to Use Specific Standards 4.9.4.M.1 & 5 and 4.9.13.O. 1. Zoning was not able to find approved plans showing the 600 SF patio. Either provide an approved site plan showing the patio or a development package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans.
