This site is located in the C-1 zone (UDC 4.7.20). Food service is a allowed use in the zone (UDC Table 4.8-4), subject to Use Specific Standards 4.9.4.M.1 & 5 and 4.9.13.O. 1. This comment was not addressed. Neither of the plans provided were approved as site/development plans and neither show the area you call out on your plans as a patio or use area. Zoning was not able to find approved plans showing the 600 SF patio. Either provide an approved site plan showing the patio or a development package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans.
