1. Occupancy changed from B to A-2, the type of use also changed from Gym to Food Service.
2. Submit a complete set of drawings depicting what is being proposed.
3. Submit/show an exiting diagram on a floor plan. Please include with it the 2 required Exit that are located not less than half of the maximum overall diagonal dimension of the building IBC 1006.3.2.
4. Show all the actual physical equipment and furniture on the plan.
5. Food preparation area must show all equipment, show hood location, submit plumbing drawings, electrical, mechanical for the entire establishment (not just the prep area, if they are existing...identify them as existing). Please submit to the Health Department.
6. Assuming that the 96 occupant load shown on your initial submission is correct, show/identify on your site plan the parking stalls per UDC 7.4.4 that will be used by this space to include the required handicap spaces as well as the striped accessible route, required bicycle rack, identify the delivery/unloading space, etc.
7. At 96 occupant load, please accurately re-do your Code Analysis to include the plumbing fixture requirements based on IBC Table 2902.1, reflect on your drawing the required number of fixtures.
8. Please re-submit.

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in C-2 zone (UDC 4.7.2), Food Service is a permitted use in the zone, subject to Use Specific Standards 4.9.4.M.1 and 4.9.13.P.

1. Based on discussions with staff, Elisa Hamblin, Zoning Administrator, this use is considered food service with an accessory use of general merchandise sales and shall be parked at the food service requirement of 1 space per 100 sq. ft. of gross floor area. Provide a vehicle parking space calculation that clearly demonstrates that the entire site, parcels 106-04-1670 & 106-04-1680, either meet the requirements of a shopping center, see UDC Article 11.3.9.C.3 and UDC Table 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED, RETAIL TRADE USE GROUP, Shopping Center, 1 space per 300 sq. ft. GFA, or the requirements of a mixed use, see UDC Article 7.4.4.A.
