1) Page A5.0 shows additional work not included in the scope of work detailed on page A0.0. Submit floor plans and MEP plans for the basement kitchen, ejector pump, and any other work taking place.
2) Clarify if this project is an alteration for an existing business or if it is a new or change of use. Include all occupancy and use details for adding new or changing the use of the building or spaces as applicable.
3) The COMcheck is not for the 2018 IECC. The windows are being replaced or added new and do not qualify for an exemption (more than just the glass is being replaced). Show details of energy code compliance.
4) The elevation measurements shown on the elevation views does not match those shown on the floor plan - dimensions appear to be reversed.

This item was not addressed. Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The site is in the HO-3 zone (UDC 4.7.15). An Administrative and Professional Office use permitted in the HO-3 zone, subject to use-specific standard 4.9.13.K.

1. Zoning has reviewed the building plan for compliance with TD-DEV-0623-00277, Zoning cannot approve the building plans until the DP is approved.
COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP.

2. Zoning acknowledges the HPZ review application included with this submittal but until approved by Historic Zoning cannot approve this plan. Full HPZ review is required for the proposed exterior improvements. The requirements and application for historic review may found at: https://www.tucsonaz.gov/files/pdsd/Preservation/HPZ_Review_Application_Package_2020.pdf. Zoning cannot approve this building permit until Historic review has been completed and approved.
