3. Please provide a floor plan with all spaces labeled with a name or description to convey the intended use of the space. IBC 302.1 For example, what is the area behind the counter? And the Retail area?
4. Amend the plans to provide the occupancy classifications, and occupant load factors for each space and area. IBC 302, IBC 1004.5
5. Please amend the plans to provide a legible Exiting/Egress plan. Include the number of occupants in each space or area. IBC 107.2.3
6. It appears the design occupant load could be above 49. Please provide a second exit that is available to all occupants. IBC 1006.1
7. Please amend the plans to provide the required drinking fountain. IBC 2902.1
8. Please amend the plans to provide the plumbing fixture calculations to determine the number of water closets and restrooms required for the occupant load. IBC 2902.1
9. IEBC 306.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area, a drinking fountain, and signs. Accessibility upgrades shall be required in accordance with IEBC.306.7. 1. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. For example, the lavatory is encroaching in the 5’ clear space for water closet. 2017 ICC A117.1 604.3

1. Reference Sheet D1.0 and Sheet ‘4 of 7’ Reflected Ceiling Plan. Sheet D1.0 notes that the lighting fixtures shall be replaced with new fixtures. Sheet ‘4 0f 7’ shows the lighting fixtures being removed completely and only a few new lighting fixtures being added in new locations. Please clarify and show consistency in notes and documents.
2. Provide complete compliance with the 2018 IECC for the interior lighting, including sensors and lighting controls as required. (typically COMcheck).
3. Provide a lighting fixture schedule. Label the lighting fixtures on the schedule and on the new reflected ceiling plan.

COMMENTS:

1. Demo floor plan shows the bathroom sink will be replaced. Please show there is a metering faucet for the lavatory, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10 seconds. Reference: Section 412.13, IPC 2024, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
2. Please show the required service sink on the floor plans. Reference: Section 107.2.1, IBC 2024.
3. Provide a drinking fountain in accordance with the minimum plumbing fixture requirements of the code. The drinking fountain located in the existing Albertsons does not satisfy this requirement. Revise the plans to indicate a code-compliant drinking fountain or water dispenser. (IBC 2024, Section 2902)
