New Comment: The latest submittal is missing documents that were included in the first submittal. Please ensure with the next submittal the following documents are reuploaded to the city’s portal: a. Previous Comment: The proposed north exterior wall is required to be a minimum 1-hour fire-resistance-rated exterior wall based on the indicated fire separation distance of 8 feet, in accordance with Table 705.5 of the 2024 IBC. Per IBC Section 705.12, exterior walls required to have a fire-resistance rating must also extend continuously to the underside of the roof sheathing and terminate in a parapet where the roof construction is not similarly rated. The current plans do not indicate a parapet at the north exterior wall, nor do they demonstrate compliance with any of the parapet exceptions in IBC Section 705.12. Based on the information provided, the design does not appear to meet the conditions of the listed exceptions, including but not limited to the allowable openings and fire-resistance provisions associated with those exceptions. Revise the plans to demonstrate compliance with IBC Section 705.12 by one of the following: a. Provide a parapet at the north exterior wall in accordance with IBC Section 705.12, including required height and construction details, or b. Demonstrate compliance with one of the exceptions to Section 705.12. Note that Exception 6 of Section 705.12 may be applicable if all openings in the north exterior wall are protected in accordance with IBC Section 716. If this option is pursued, provide details of the opening protective assemblies (fire-rated windows) and identify their fire protection rating and listing demonstrating compliance with the opening protection requirements.
