Description: Adding new gates at the property entrances and a portion of new metal fencing adjacent to the gates

Site Engineering comments are as follows:

1. Because this project is adjacent to N Alvernon Wy, which is classified as an arterial roadway, a Development Package is required. The content requirements may be found in Administrative Manual Section 2-06. This permit is a separate submission and must be approved by all reviewers prior to the approval of this fence/wall permit.
2. Show Parking Area Access Lane (PAAL) widths at both entrances. The minimum width for a two-way PAAL is 24-ft.
3. The northern gate on N Alvernon Wy lies within the Alvernon Wash FEMA AH Zone. This permit will require a separate floodplain use permit for “work within a floodplain.” The application tab may be found under the sub-records tab of this permit on the first link listed below.

This site is located in the R-3 zone (UDC 4.7.12). Multifamily is a permitted use in this zone (UDC Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the minimum requirements is required to be submitted and approved. The DP is a separate submittal from the building plans. The checklist can be found at:

2. Comment: Sheets 5 and 6 refer to stucco, tile roof, and downspouts and Sheet 6 provides a detail for the balcony railings. It is unclear why these sheets are included as the description for the permit is “Adding new gates at the property entrances and a portion of new metal fencing adjacent to the gates”. Please clarify why these sheets are included in this submittal.
3. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
