Aloha Kyle, I thank you for directing me towards the previous permit in 2020 for this facility. a. We found permit T20CCM06673. b. Below is our finding. 2. UTILITY JOINT USER AGREEMENT shall be required for the following: a. The Main Service Entrance Section (SES) is located/attached on the south end of the Main Warehouse which provides electrical power to the 4 subpanels (LO, HO, LL, LL2) used by this facility. i. This Cultivation/Lab/Packaging Facility is using power that comes from the S-1 Warehouse to the west of the proposed 2 hour fire wall. ii. A Utility Joint User Agreement will be required for the Electricity. b. Fire Sprinkler i. The Fire Sprinkler originates from a room adjacent to the Electrical Room of the Main Warehouse serves this facility. ii. A Utility Joint User Agreement will be required for the Fire Sprinkler. c. Water i. Water comes from an existing 2 inch water meter. ii. This facility in turn tapped into an existing 1 ¼ inch water line for its water need. iii. A Utility Joint User Agreement will be required for the Fire Sprinkler. d. Please research and include into the utility joint user agreement all other utilities such as: i. Gas ii. Air Conditioning/Heating System iii. Alarm iv. etc. 3. Party walls located on a lot line between adjacent buildings, which is used for joint service between the two buildings, shall be constructed as a fire wall without openings and shall create separate buildings per IBC 706.1.1 a. Exceptions: b. Fire walls. For the code official’s review and approval, provide copies of dedicated access easements and contractual agreements that permit the owners of portions of the building located on either side of the lot line access to the other side for purposes of maintaining fire and life safety systems. c. Submit the above document. 4. Please submit a copy of the Surveyor/Civil Drawing illustrating the subdividing of the parcel. a. A Development Plan could not be found. 5. 2 Hour Wall Detail a. The image on the left is pixelated, the information are unreadable. b. Provide detail drawing at the bottom of the wall. c. Provide detail drawing at the top attaching to the underside of the roof deck. 6. Hallway clear width dimension. a. Provide clear dimension on all hallways to ensure code compliant dimension is met. 7. Roof a. There is a roof over the facility entrance to the right of the reception (room 100). b. Is this not part of the facility? 8. 706.5 Horizontal continuity. a. fire walls shall be continuous from exterior wall to exterior wall and shall extend not less than 18 inches (457 mm) beyond the exterior surface of exterior walls. b. fire walls shall be permitted to terminate at the interior surface of noncombustible exterior sheathing, exterior siding or other noncombustible exterior finishes provided that the sheathing, siding or other exterior noncombustible finish extends a horizontal distance of not less than 4 feet (1220 mm) on both sides of the fire wall. c. NOTE: Your 2 hour wall terminates at the first window after door #4. i. Please provide a solution complying to the code sections highlighted above. d. Shouldn’t the 2 hour wall continue to the end/corner and execute item “a” or “b” above? 9. Please resubmit. |
