Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed. 1. Please amend the provided list of the adopted applicable codes to use 2018 IECC as we haven’t adopted 2024 edition of the IECC as yet. IBC 107.2.1 Additionally, please reference the 2017 edition of the ICC A1171. 2. Please provide a detailed description of the work involved in this permit’s scope. IBC 105.3 For example, there is no mention of the type or extent of the interior work taking place with this permit 3. Please amend the Code Review occupant load as it appears there are a few discrepancies with the number of occupants in some of the areas. IBC 107.2.3 IBC 1004.5 A. For example, the stage platform is listed at 2200/15= 147 and the number in the Code review is 47 instead of 147. B. Please provide the occupant load for the Refreshment area of the lounge. C. Please amend the Foyer and Bookstore to show Occupants in place of SF for the sums D. Please update your Total Design Occupant Load to be 1060 4. Please amend the Plan notes on the Egress Plan to match the requirements of this project as the occupant load is over 1000. IBC Table 1006.3.3 A. Please update the egress sizing note to match this projects number of occupants and the required width. IBC 1005 B. Please amend the plans to Update code references to the 2024 IBC in place of 2012 IBC. Treat as a typical note. 5. Please amend the plans to provide following Means of Egress information. A. Update the total number of occupants for the story or floor is shown. IBC 107.2.3 B. Provide assembly occupancy spaces with occupant load signage. IBC 1004.9 C. The number of occupants being served by each egress door and is shown. IBC 107.2.3 D. The size of each egress door is shown and is compared to allowable. IBC 1005.3 E. The paths of egress are shown. IBC 107.2.3 F. The exit access travel distance is dimensioned with a clear start and stop point. IBC 1017.2 G. The common path of egress travel is dimensioned with a clear start and stop point. IBC 1006.2.1 H. Two paths of egress are provided from spaces that require it. IBC 1006.2.1, 1006.3 I. Exits and exit access components are separated by 1/3rd the distance of the space. IBC 1007.1 J. Exit signs are shown at doors, as required to direct egress, and every 100 feet. IBC 1013.1 K. Doors are labeled and a hardware schedule is provided. Free egress is provided. IBC 1010.1.9 L. Doors are side swinging, min 32” opening wide, max 48” wide, min 6-8” high. IBC 1010.1.1, 1010.1.2 M. Doors serving a space with ≥ 50 persons in A or E occupancies shall not be provided with a latch or lock other than panic hardware. IBC 1010.2.8 N. Doors have landings, min 44” long, min door width wide. IBC 1010.1.5, 1010.1.6 6. Please indicate if the ramp to the platform is existing or is a newly proposed ramp. IBC 107.2.1 If new please provide construction drawings and comply with all ramp requirements 7. The plumbing fixtures should be based on the total designed occupant load of the facility, and it is likely Sunday School will be occupied at the same time as the sanctuary. It looks like 4 male water closets or urinals have been provided: however, only 5 of the 8 required female water closets and associated lavatories would be required. Please recalculate. IBC 2902.1 8. IEBC 306.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area, a drinking fountain, and signs. If these items are in full compliance with the current code, provide a statement indicating this on the cover sheet of the drawings. Otherwise, accessibility upgrades shall be required in accordance with IEBC.306.7. 1. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. 9. Please review the stated project valuation of $50,000.00. Based on the adopted fee schedule, the project square footage, and classification as a Level 2 (alteration area less than 50% of the building), the value derived from the default calculation is much higher than what was specified on the permit application Please provide a copy of the construction contract or detailed estimates to verify the project valuation. If a additional information is not provided, the permit fees will be assessed based on the calculated valuation in accordance with IBC 109.3 and the adopted fee schedule. 10.
