3. Cover Sheet: Please amend the Code information and other references throughout t the plan set to replace the 2009 ICC/ANSI A117.1 code reference, with the 2017 ICC/ANSI A117.1 IBC 107.2.1
4. Sheet A201a/detail13: Please amend the detail drawings labeled ADA Mounting Heights to reflect the same location dimensions as the 2017 ICC A117.1 for example
A. The height of water closet seats shall be 17 inches minimum and 19 inches maximum above the floor, measured to the top of the seat. 604.4 Height Please remove the 1’-3” TYP Dimension from the detail and replace with range 17”-19” to top of seat.
B. Fixed side-wall grab bars shall include a horizontal bar complying with Section 604.5.1.1 and a vertical grab bar complying with Section 604.5.1.2. Please show starting, ending and (minimum/maximum length if required) dimensions for the following items on the plans.
C. A horizontal grab bar 42 inches minimum in length shall be located 12 inches maximum from the rear wall and extend 54 inches minimum from the rear wall. 604.5.1.1 Horizontal grab bar.
E. A vertical grab bar 18 inches minimum in length shall be mounted with the bottom of the bar located 39 inches minimum and 41 inches maximum above the floor, and with the center line of the bar located 39 inches minimum and 41 inches maximum from the rear wall.
F. The fixed rear-wall grab bar shall
I. Be 36 inches (915 mm) minimum in length,
ii. Be located 6 inches maximum (150 mm) from the side wall, and
iii. Extend 42 inches (1065 mm) minimum from the side wall.
G. Please label the dispensers on the plans. Per ICC 2017 ICC A117.1 Section 604.7, dispensers are not permitted to be located closer than 24 inches from the rear wall.
Please relocate the dispensers as necessary to comply with this requirement.
5. Sheet A302/Detail 1& 7: Accessible Bar Seating. Accessible features are required to be part of the permanent building design and construction and may not be provided as case-by-case accommodations.
Pursuant to International Building Code Section 1101.2, buildings and facilities shall be designed and constructed to be accessible in accordance with the code and ICC A117.1. Accessibility provisions are construction requirements and are not permitted to be satisfied by operational procedures or staff assistance.
Where dining or drinking surfaces are provided, at least five percent (5%), but not less than one, shall comply with Section 902 of ICC A117.1 and the 2010 ADA Standards for Accessible Design Sections 226 and 902. Accessible seating must be permanently constructed, continuously available during hours of operation, and integrated within the same area as other patron seating.
A flip-up or deployable counter that is provided only upon request does not appear to meet the requirement for permanent and continuously available accessible seating. Please revise the plans to provide at least one permanently constructed accessible bar seating position complying with required height, knee clearance, toe clearance, and clear floor space provisions. Provide dimensions on the drawings demonstrating compliance.
6. Please provide design, construction drawings and calculations prepared and sealed by an Arizona licensed registrant for the outdoor eating area cover and the steel beam replacement for the existing Gulam beam by the outdoor eating area. IBC 107.2.7
7. Please provide structural design calculations and an evaluation demonstrating that the existing framing members are capable of resisting the additional loads imposed by the new underhung mechanical units. IBC 107.2.7
8. Please provide a project specific statement of special inspections for this project, stating requirements for the special inspections and required tests. IBC 107.2.1, IBC 1704, IBC 1705

The designation for the conductor size is ‘SL’, but the Single line diagram and schedule do not contain additional conductor sizes for these three items. 03/02/2026 Commercial Plumbing Standard REQUIRES RESUBMIT 1. Southwest Gas, the local gas utility, provides natural gas at 7” WG, 2 PSIG, and 5 PSIG. Appliances needing gas service at 7” WG or greater will require a gas meter that delivers at least 2 PSIG gas into a regulator located after the meter set. Reference: Section 402.1, IFGC 2024.
2. Sanitary wastes shall not be discharged into a grease interceptor. Reference: Sectio 1003.2, IPC 2024.
3. Floor sinks located in the kitchen (e.g., the floor sink by the ice maker) shall discharge through a grease interceptor. Reference: Section 1003.3, IPC 2024, as amended by the City of Tucson.
4. Provide a vent downstream of the gravity grease separator to protect the seal for the grease separator. Reference: Section 1003.3, IPC 2024, as amended by the City of Tucson.

1. The addition of the new lighting fixtures, S6, requires an updated Outdoor Lighting Compliance Calculation. The most recent OLC calculations are on permit TC-COM-0925-01779 .
2. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation.
3. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4.
4. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
5. Provide the manufacturer’s specification sheets for the outdoor lighting fixtures. Include the lumen and color temperature values for each outdoor fixture type.
6. Provide Curfew lighting controls If applicable Per section 403, reference Sheet E106 ‘Storefront & Exterior’ notes.
