This site is located in the C-1 zone (UDC 4.7.20). Medical Services: Outpatient is an approved use in the zone (UDC Table 4.8-4), subject to Use Specific Standards 4.9.4.O.2 and 4.9.13.O.

1. This site was approved under Development Package DP12-0188 with food service of 4,311 SF of building with 706 SF of patio for a total of 5,017 SF /100 requiring 50 parking space and furniture, carpet or appliance store of 3,853 SF / 400 requiring 10 parking spaces with a total of 61 spaces provided. The proposed medical service, outpatient, parking requirement is 1 space per 200 SF of Gross Floor Area. As the proposed medical service, outpatient, TI is proposed in a portion of the space originally approved as furniture, carpet or appliance store, provide a vehicle parking space calculation that clearly shows the breakdown of current and proposed uses and their required vehicle parking requirement. If you are able to meet the required number of vehicle parking spaces some type of variance or exception will need to be completed. Review UDC Article 7.4 for applicable requirements and exceptions.
