This site is in the C-1 zone (UDC 4.7.20). A medical service-outpatient type is a permitted use in this zone (Table 4.8-4) subject to Use Specific Standards 4.9.4.O.2 and 4.9.13.O. 1. PREVIOUS ZONING REVIEW COMMENT #1: This site was approved under Development Package DP12-0188 with food service of 4,311 SF of building with 706 SF of patio for a total of 5,017 SF /100 requiring 50 parking space and furniture, carpet or appliance store of 3,853 SF / 400 requiring 10 parking spaces with a total of 61 spaces provided. The proposed medical service, outpatient, parking requirement is 1 space per 200 SF of Gross Floor Area. As the proposed medical service, outpatient, TI is proposed in a portion of the space originally approved as furniture, carpet or appliance store, provide a vehicle parking space calculation that clearly shows the breakdown of current and proposed uses and their required vehicle parking requirement. If you are able to meet the required number of vehicle parking spaces some type of variance or exception will need to be completed. Review UDC Article 7.4 for applicable requirements and exceptions. FOLLOW UP TO PREVIOUS ZONING REVIEW COMMENT #1: Per the response letter, the customer acknowledged the change of use from the previous furniture (1 space/400 square feet) use to the desired medical service-outpatient (1 space/200 square feet) use increasing the overall parking count by three spaces from the existing 61 spaces to 64 spaces. Additionally, Verizon is parked at 1 stall/300 square feet for a total of seven spaces (as opposed to five). The total site parking needs to be 66 and is now short five total stalls from the existing 61 stalls. a) Under 7.4.10 there is the option to pursue a Parking Design Modification Request (PDMR) to resolve your aforementioned parking issue administratively. Review the following hyperlink for the code requirements and application. On the application, pay close attention to where you have the opportunity to explain/justify why this request is justified. Lastly, update the parking counts on the cover page to the current parking counts for each tenant, the parking ratio and tenant square footage.
