COMMENTS:
1. ENTIRE SITE INFORMATION:
a. Submit a Site Plan illustrating all existing structures within the entire parcel. Label each tenant space with their addresses (for new and existing addresses, coordinate with Pima Addressing Dept at 520-724-9512), indicate their uses and their square footage size as well as whether they have fire sprinklers and or fire alarms. Illustrate on the drawing a code compliant egress route along with their distances, exit width and the number people exiting at each point of exit.. Show the Fire Truck access from Stone into the property.
b. Please submit a complete Building Code/Zoning Code Analysis to include the use being proposed for the spaces. For example psychiatry, retail, doctor office, bar, art display assembly space, etc. Provide the Occupancy use Classification, construction type, occupant load calculation for each space, square footage of the spaces, exit width calculations and what is provided door opening width, fire sprinkler, fire alarm, minimum required plumbing fixture (water closet, sink, water fountain, mop sink, etc.) calculations and what is provided. Please keep all of these information on the drawing cover/title sheet.
2. Each structure will require their own separate building permit.
a. One permit for Building A. The City can use this current building permit for building A.
b. One permit for Building B. Please submit a new building permit for building B.
i. THE MEANS OF EGRESS WILL BE ILLUMINATED TO A LEVEL OF NOT LESS THAN ONE FOOT-CANDLE AT THE WALKING SURFACE AT ALL TIMES THE BUILDING SPACE SERVED BY THE MEANS OF EGRESS IS OCCUPIED. IBC 1008.2.1 Locate/label the lighted exit sign, emergency light with back-up power as well as the fire extinguisher.
ii. Locate/label the accessible restroom complying to the ICC A117.1. Show the layout of the restrooms to include the fixtures, clear floor spaces, grab bars where required, complying to ICC A117.1 If this restroom is located at another building, provide the appropriate signage directing the individual to the restroom location.
c. Fire Sprinkler is required per IBC 420 and processed as a separate permit. Submit the drawings to Tucson Fire Department for review and approval. They will conduct fire inspection; the inspection approval document will be required as a deferred submittal before issuing the Certificate of Occupancy.
d. A Final inspection will be conducted by our inspectors prior to issuance of the Certificate of Occupancy.
3. A Development Plan is required. Please see Site Zoning comments. My approval will not be released until the DP is approved.
4. Please resubmit.

This site is located in the C-3 zone (UDC 4.7.22). Commercial Storage is a permitted use in the zone (UDC Table 4.8-4), subject to Use Specific Standard 4.9.10.A.

1. As this is a proposed expansion per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A development package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building plan.
