COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the C-1 zone (UDC 4.7.20). General Merchandise Sales, excluding Large Retail Establishment is an approved use in the zone (UDC Table 4.8-4), subject to Use Specific Standards 4.9.9.B.3 and 4.9.13.O.

1. Per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans. 2. It appears that permit TC-COM-0125-00083 associated with this site is also for the fence. Permit TC-COM-0125-00083 will need to be withdrawn.
