Please address the previous stated review comment - (Prior to approving the electrical plans, we will need building plans and the use of the proposed building. Please provide a complete set of plans in accordance with SECTION 107 of the 2018 IBC and the PDSD Building Plan Requirements, a Complete set of fully dimensioned plans demonstrating the full scope of work shall be provided. All plans must be sealed and signed by an Architect or Engineer registered in the State of Arizona. Note. The term “building plans” may refer to structural, electrical, plumbing, or any other trade regulated by the associated suite of codes adopted by the City of Tucson. TZ-PMT-0325-00013 is a temporary use permit for Zoning purposes that has not been approved as yet. However, that permit only allows temporary use. A separate building permit would be required for construction. 3. Any structure that is erected for a period of 180 days or more must comply with other sections of the code applicable to permanent structures. It should be noted that “temporary” refers to the structure being erected, not the use of the structure; therefore, if a structure is erected for 365 days a year, but is used on a seasonal basis for less than 180 days, this section does not apply. Such structures are considered permanent. It should also be noted that membrane structures, even those erected for less than 180 days, are subject to standards applicable to permanent buildings where they are attached to such buildings IBC 3103.1 4. This structure would appear to be a Mixed Construction type and require compliance with IBC section 3102 in general and IBC 3102.6 specifically. Per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building plan.
