Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.
Code reference, 2018 International Residential Code (IRC), 2018 International Building Code (IBC), 2017 National Electrical Code (NEC), 2012 Outdoor Lighting Code (OLC).

1. Provide an updated panel schedule for ‘Existing SES Serving This Project (1507), showing the circuits that are being modified, added or removed. NEC arts;300 and 408.4.
2. Clarify the Service Entrance Load Calculations. Calculations show a total load of 263A, while the meter and panel A rating are 200A. Total square footage used in the calculations does not match the combined square footage of the expanded laundry space shown on sheet C.0. NEC 220.40.

Resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

This site is located in the C-1 zone (UDC 4.7.20). Multifamily is a permitted use in this zone (Table 4.8-4). See Use-Specific Standards 4.9.4.T.1 and 4.9.13.O

1. Per Use Specific Standard, UDC 4.9.4.T.1 Article Laundry facilities shall not exceed 3,000 square feet of floor area. As the proposed laundromat exceeds the allowed square footage a Board of Adjustment for Variance will need to be approved prior to approval of this permit.
