1. IEBC 305.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area, a drinking fountain, and signs. If these items are in full compliance with the current code, provide a statement indicating this on the cover sheet of the drawings. Otherwise, accessibility upgrades shall be required in accordance with IEBC.305.7. 1.
If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs.
(A) Alterations made to provide an accessible path of travel to the altered area
will be deemed disproportionate to the overall alteration when the cost
exceeds 20% of the cost of the alteration to the primary function area.
(B) Costs that may be counted as expenditures required to provide an accessible
path of travel may include:
For example, costs associated with making restrooms accessible, such as installing
grab bars, enlarging toilet stalls, insulating pipes, or installing accessible
faucet controls.
2. Please update the facility to be completely accessible, or provide the cost of the project and itemize the expenditure of the additional 20% to increase the accessibility of the space. IBC 107.2.1
