This letter reflects comments to be addressed. To facilitate a shorter back-check time, we request that you please, only provide plans and calculation pages that have been revised, clouding any changes, along with a written response to each of the noted items indicating the action taken. The scope of this review covers the architectural, structural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. Special Inspections: Earthwork, concrete, epoxy and expansion anchors, masonry, EFIS, and outdoor lighting. ARCHITECTURAL COMMENTS General 1. Please indicate on the cover page that the signage is to be provided as part of this project and is to be submitted as a separate permit (not a deferred submittal). 2. The plans indicate that pre-engineered wood trusses, pre-engineered canopies, and the pre-engineered aluminum awnings and trellis will be provided as part of deferred submittal. Either provide the documents now or list on this sheet as a deferred submittal and include the following notes: PER IBC Section 107.3.4 <Name of Registrant>, the registered design professional in charge shall be responsible for reviewing and coordinating submittal documents prepared by others, including phased and deferred submittal items, for compatibility with the design of the building. PER IBC Section 107.3.4.1 Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the Building Official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building. 3. Note on the cover of the drawings that special inspection is required for earthwork, concrete, epoxy and expansion anchors, masonry, EIFS and outdoor lighting. Also, provide City of Tucson special inspection certificate(s) with Parts A and B completed. Make sure that the owner or their legal representative signs the form. Sheet A1.0 1. The architectural site plan provided references the civil drawings for onsite water and sewer utilities. Please provide the civil drawings to permit the water and sewer under this permit. The electrical is satisfied under the electrical site plan provided. {Please note that if the site utilities are to be submitted under a separate permit this must be indicated on the cover page and a condition of the C of O will be for approval of this separate permit.} 2. Please indicate a keynote and designation for the ‘attendant shelter’ on the site plan. Sheet A2.0 1. Please provide the manufactures specifications for the E.I.F.S wall covering. [Ref. IBC 2018 Sec. 1407] 2. Please provide the ICC ESR Testing Report for the spray foam/rigid foam insulation. Please also indicate thickness of proposed insulation to meet the required R-Value of the energy report. [Ref. IECC 2018 Sec. C402] STRUCTURAL COMMENTS Sheet S2.0 1. The Foundation key plan indicated on page 4 of the structural calculations and the foundation plan have conflicting foundation designs. Footing DF1 indicated in the calculations is not on the construction drawings and a couple areas within the wash bay have conflicting footing sizes. Please clarify. MECHANICAL COMMENTS General 1. Please provide outside air calculations. [Ref. IMC 2018 Sec. 403] PLUMBING COMMENTS General 1. Please provide a calculation of the water pressure drop from the service meter to the last remote fixture having the most demanding pressure. [Ref. IPC 2018 Sec. 604] Sheet P1.0 1. The 4” sanitary sewer line indicated at keynote 8 exceeds 100’ between cleanouts. Please revise. [Ref. IPC 2018 Sec. 708.1.2] Sheet P1.U 1. The plan indicates a note to see the site plan on sheet P1.0 for continuation of the air line. Sheet P1.0 does not show the air line on that side of the building. Please clarify and revise. Sheet P5.0 1. Please indicate a trap primer connection for fixture FD-1. [Ref. IPC 2018 Sec. 1102.4.1] ELECTRICAL COMMENTS General 1. Please provide lighting fixture cut sheets for each exterior fixture. [Ref. 2012 City of Tucson O.L.C. Sec. 104.2] Sheet E1.0 1. Please provide structural calculations for the light pole and vacuum station footings or remove the structural references and have them included with the structural documents as the designs shown on this sheet conflict the design located in the structural calculations provided. Sheet E5.0 1. Please provide short-circuit calculations. [Ref. COMMENT: Zoning has reviewed the building plan for compliance with TD-DEV-0224-00042, and although it appears that the plans match, Zoning cannot approve the building plans until the DP is approved by all review agencies.
