| 04/17/2024 | Design Review | REQUIRES RESUBMIT | The following review comments are provided by the Billboard Review Committee: Below are comments on the electrical repair submittal for COT ID# 119 at 7801 East Wrightstown Road (TC-COM-0224-00288) Sheet 1 of 2 1. In aerial photograph underlay site plan, add box around and identify existing electrical service attached to east wall of the building located to the west of the billboard. Sheet 2 of 2 1. In 3rd paragraph of Scope of work, installation of ¾” conduit is desribed between the billboards and the building to the west of the billboard, while in the Electrical Site Plan such conduit is shown as being located between the billboard and the building to the east of the billboard; this conflict needs to be clarified (note, however, that either case is a variation of a 2015 submittal (T15BU00875) where the such relocation of the electrical service line and meter was not approved after full consideration of both the BRC and the COT Sign Code Administrator (due to not meeting the like to like and locational requirements of the settlement agreement); if the latter case is intended, the proposed change would be even greater, as the proposed remote electric meter would be located 125 feet away from the existing location (compared to 55 feet in the 2015 submittal) and would be located on a different parcel (APN 114-46-2110); as such, there is not a basis for approval, except for any revisions to the plan that alternatively provide for like part replacements and the comments below provide for that alternative). 2. Delete Cross Section Detail of Trench and Conduit, as the referenced activity number (T22CM02163) is for an entirely different location and the various items depicted do not match those that are either existing on or proposed for the subject site. 3. Add detail for existing electrical service attached to the east wall of the building to the west. 4. In Electrical Plan View, add property line that separates APN 114-46-2120 and APN 114-46-2110. 5. In Electrical Plan View delete conduit run shown between billboard structure and electrical panel on building to the east. 6. In 2nd paragraph of Scope of Work, delete the “not to be replaced” phrase and add language for any like part replacement in this run or, alternatively, delete 1st and 2nd paragraphs of Scope of Work and insert paragraphs related to other like electrical parts to be replaced and not located in this run. 7. Delete 3rd paragraph of Scope of Work. 8. In West Sign Face Elevation delete reference to EMT, conductors and weatherhead being removed and not reinstalled or, alternatively, if any of the parts in this run are to be replaced with like parts, revise the “not reinstalled” to specify the like parts to be replaced. 9. In New Electrical, delete the depiction of and reference to new ¾ IMC with three (3) #8 conductors. 10. Under boxed notes, add standard note replicating Billboard Note #11 on Sheet 1 of 2 , as well as standard notes regarding no lighting work, removal of excess parts; and no junction box/fixture work (see “Lighting Notes” in Sheet 2 of 2 under TC-COM-1023-02510). |
