This site is located in the R-2 zone (UDC 4.7.9). a multifamily use is a permitted use in this zone (Table 4.8-2), subject to Use Specific Standards 4.9.7.B.6, .9, & .10

1. Zoning has reviewed the building plans for compliance with development package (DP) TD-DEV-0124-00025 and although it appears that the plans match until the DP is approved by all review agencies Zoning cannot approve the building plans.

2. Per UDC Article 6.4.4.A Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof. As height dimensions from design grade were not provided Zoning cannot verify if the proposed building exceeds the allowed 25’-0” height, UDC Table 6.3-2.A.

3. Per UDC Article 6.4.4.C.5 parapet walls shall not exceed the allowable height by more than four feet. Clearly demonstrate that this requirement is met.
