Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. To facilitate a shorter back-check time, we request that you please, only provide plans and calculation pages that have been revised, clouding any changes, along with a written response to each of the noted items indicating the action taken.

The scope of this review covers the architectural, structural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

General

1. Note on the cover of the drawings that special inspection is required for concrete, epoxy and expansion anchors, structural steel, field welding, masonry. Also, provide City of Tucson special inspection certificate(s) with Parts A and B completed. Make sure that the owner or their legal representative signs the form.

1. Please provide roof drain flow rate calculations and sizes of the new proposed roof drains for the modified sections of roof. [Ref. IPC 2018 Sec. 1106]

Sheet A4.0

1. A turning space is required within all accessible toilet rooms. The proposed bathrooms do not indicate a turning space. Please revise. [Ref. ICC A117.1-2009 Sec.603.2.1]

STRUCTURAL COMMENTS

Sheet S1.0

1. The construction documents and structural calculations are conflicting. Note 1 under the concrete section of the general notes indicates that the concrete is designed to 2,500 psi but the foundation calculations indicate the design strength at 3,000. Please clarify and revise. [Ref. IBC 2018 Sec. 1705.3]

PLUMBING COMMENTS

Sheet P2.0

1. The faucets indicated for the lavatories are two handle. In accordance with Section 419.6 of the 2018 International Plumbing Code as amended by the city of Tucson, all new or replacement faucets serving lavatories in all buildings other than Group R3 occupancies, individual units in Group R2 occupancies, or International Residential Code Structures shall be provided with automatic faucets.
