STRUCTURAL REVIEW COMMENTS: Conditionally Approved No structural changes have been indicated as part of this submittal BUILDING REVIEW COMMENTS: Denied 1. Sheets P2 and P3 are reversed in the set, please correct the order. 2. Indicate the location of the electrical meters and service on the referenced site plans, the electrical line is shown at the north of the property, but it is unknown if service to the building is existing. 3. It is unknown the use of the adjacent space and if the existing demising wall type “A” is a rated wall. If so, note on the drawings that the tenant fire separation will be maintained. 2018 IBC 508.4. 4. Provide a life safety plan on the drawings that indicates the travel distances. The calculations shall include the distances required to go around the proposed office cubicles and any other semi-permanent furniture. Indicate the occupancy count for each area. 2018 IBC 1017.2. 5. Note on the drawings that all interior finishes will be in accordance with 2018 IBC 803.1. MECHANICAL REVIEW COMMENTS: Denied 1. Correct the detail and remove the flex duct that is shown to be installed in the wall for the clothes dryer on the detail 103 sheet M2. A flex duct is considered to be a transition duct and shall not be concealed in construction. 2018 IMC 504.8.3. ELECTRICAL REVIEW COMMENTS Denied 1. Clarify if panel PT-1 is existing or new. If new, provide a line diagram of the service entrance including the required grounding. 2. Provide an interior lighting COMcheck or other approved methodology for the project for the new proposed lighting that is in compliance with the 2018 IECC. 3. Indicate the location of all “night lighting” on the plans in the office area for egress illumination or indicate light sensors will be used. All rooms and usable floor surfaces in a building shall be equipped with artificial lighting and shall be illuminated at all times that the space is occupied. 2018 IBC 1008.2. 4. Indicate the location of the emergency lighting in the event of a power failure with battery backup on the drawings. 2018 IBC 1008.3.1. 5. Indicate the location of the occupancy sensors for the lighting on the drawings. 2018 IECC C405.2.1. 6. Indicate the location of an existing emergency light on the exterior at the exit doors to illuminate the landings or indicate new fixtures will be provided. 2018 IBC 1008.3.2 (5). PLUMBING REVIEW COMMENTS: Denied 1. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 2. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are to be 1.6 gallons per flush or less. Ordinance 7178. 3. Indicate a galvanized steel pan shall be installed under the storage tank-type water heaters. 2018 IPC P2901.5.
