STRUCTURAL REVIEW COMMENTS:
Denied
1. Clarify if the roof is existing or if new trusses are to be installed. Sheet c0.01 indicates a differed submittal for wood trusses and the roof assembly detail 10 on sheet g0.06 indicates to see structural for the roof trusses however no structural drawings were provided. The roof plan on sheet a1.02 indicates it is an existing truss roof. Coordinate the drawings as needed.
2. Clarify if the mechanical units are to be set on the roof (as shown in the electrical drawings) or if they will be in the rear of the unit. IF the units are to be on the roof AND the roof trusses are existing, provide calculations that the existing trusses are sufficient to accept the new weight.


BUILDING REVIEW COMMENTS:
Denied1. Indicate the locations of the existing utilities on the site plan. Include the sewer, water, electrical and gas lines (if applicable).
2. Indicate on the site plan or floor plans which dwelling units are considered to be unit 1, 2 and 3 or A, B, and C. Coordinate the MEP drawings to match the designation.
3. Provide a front elevation for the building including the building height above grade. If mechanical units are to be installed on the roof (per the electrical plan) show the units on the elevation.
4. Clarify the key notes for the demo plan on sheet d1.01. Note 3 does not appear to apply, and 7-11 were not found on the plans.
5. Clarify if the existing fireplace in the north end unit is to be walled over and drywalled at the floor level or if it will remain as a decorative element. The demolition note only specifies to block in the chimney and make inoperable. The drawings appear to still show a hearth and the reflected ceiling plans show this area as being drywalled.
6. The demo plan on sheet d1.01 indicate the existing hose bib on the front of the north unit to be relocated however this does not match the plumbing plans. Coordinate the drawings.
7. Provide natural light for the living room or clarify how the requirement will be met for artificial light for the north end unit with the “optional” new window in the living room. 2018 IBC 1204.36.
8. Clarify what the box represents on the drawings directly outside of the bedroom egress window for the middle unit on the floor plans sheet a1.01. It is not known what type of utility this represents and if it will impede egress from the window. If this is to be the condenser units for the split systems, coordinate the locations with the mechanical plans.
9. Clarify what is in the mechanical room next to the water heaters on the floor plans. The keynote 8 on sheet a1.01 indicates “FAU mounted and installed per manufactures specifications. See mechanical”. There is no equipment indicated in this location on the mechanical plans.
10. The light is missing in the north end unit mechanical room on the reflected ceiling plans sheet a1.02. correct the plans accordingly.
11. Indicate a smoke detector in the bedroom and one in the living room in the vicinity of the bedroom door. Coordinate with the electrical plans for locations.
12. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463.
13. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IBC 718.2.
14. Modify keynote 23 on sheet a1.01 to include blocking for future grab bars for the toilet area not just the shower/tub. IHDO 10463.
15. Indicate a permanent certificate shall be posted on a wall in the space where the furnace is located, a utility room or an approved location inside the building. The certificate shall indicate the predominant R-values of insulation installed in or on ceilings, roofs, walls, foundation components such as slabs, basement walls, crawl space walls and floors and ducts outside conditioned spaces; U-factors of fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the results from any required duct system and building envelope air leakage testing performed on the building. 2018 IECC 401.3, N1101.14.


MECHANICAL REVIEW COMMENTS:
Denied
1. Correct the detail and remove the flex duct that is shown to be installed in the wall for the clothes dryer on the detail 103 sheet M2. A flex duct is considered to be a transition duct and shall not be concealed in construction. 2018 IMC 504.8.3.
2. Clarify the location of the condensing units, the mechanical plan shows them in the back of the building, but the electrical plans indicate they will be on the roof. Coordinate the drawings.


ELECTRICAL REVIEW COMMENTS
Denied
1. Indicate the location of an existing exterior outlet at the rear of the house or indicate new one will be provided. 2017 NEC 210.52.
2. Note that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1.
3. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52.
4. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8.
5. Relocate the smoke/ co detector on the electrical plans, the location shown will be directly above the new mechanical unit. Coordinate with the reflected ceiling plans.
6. Update the electrical panel schedule to match the floor plans, the circuit numbers do not match. Indicate GFCI protection for the kitchen and bathroom receptacles.
7. Clarify why bedroom circuit 17 on the panel schedule only applies to bedroom unit A, it appears to be the same in all units. Coordinate with the architectural plans that indicate the units are 1,2 and 3 or A, B and C.


PLUMBING REVIEW COMMENTS:
Denied
1. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
2. Note on the drawings that a water hammer arrestor shall be installed where quick closing valves are utilized. 2018 IPC 604.9.
3. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are to be 1.6 gallons per flush or less, showerheads and all faucets to not exceed 2.5 gallons a minute. Ordinance 7178.
4. Note that all shower and tub/shower combinations that have individual control valves that shall be of the pressure balance or thermostatic mixing valve type 2018 IPC P2708.4.
5. Indicate a galvanized steel pan shall be installed under the storage tank-type water heaters. 2018 IPC P2901.5.
