The IRC is not the applicable code for this scope of work. Additionally, correct all IRC references and correlate any applicable requirements. BUILDING REVIEW COMMENTS: Denied 1. There are several references to the IRC. The IRC is not the applicable code for this scope of work. Provide a complete list of the applicable and adopted codes that apply to this scope of work. Additionally, correct all IRC references. 2. The live work unit is required to be protected by a sprinkler system in accordance with Section 419.5 and 903.2.8. 3. All means of egress systems are required to meet the applicable requirements of Chapter 10 of the IBC in accordance with Section 419.3. Correct all IRC reference and correlate all egress requirements. 4. No roof plan provided. Provide a complete floor plan. 5. No architectural site plan. Provide a detailed architectural site plan. 6. Provide within the site plans, drawings that clearly indicate the accessible routes within the site and site arrival points that connect the accessible parking to the accessible entrances that are in accordance with Section 206.2.1 and 206.2.2. 7. The accessible restroom do not meet the minimum sizing requirements for clear floor spaces for the toilet and sink. Provide a properly sized ADA restroom in accordance with ADAAG Section 604.3.1 and 606.2. 8. Roof drainage sizing calculations have not been provided. Provide mechanical data for the scope of this project, including but not limited to equipment schedules, basic mechanical notes, details (i.e. section through AHU, exhaust fan through roof, condensing unit at roof, curb support for equipment, etc…), and other information pertinent to the work. Prepare mechanical calculations to show that outside air and other ventilation requirements are met and balanced. Include a ventilation schedule to drawings. Reference 2012 IMC Section 403.1 and Table 403.3 1. Please provide a COMcheck that indicates compliance for new mechanical system and scan that data onto one of the mechanical sheets. This provides evidence the mechanical system is in compliance. Reference 2009 IECC Section 503.2. ELECTRICAL REVIEW COMMENTS Denied 1. Please provide a prescriptive path or provide COMcheck calculations for the lighting. All mandatory requirements must be identified on the plans for compliance. Reference IECC Section 505.1 2. The Amps Interrupting Rating (AIC), which is the maximum number of surge amps that can be served to the equipment and still safely trip when the panelboard experiences an amperage surge. The AIC rating must be indicated on panelboards or distribution boards to ensure the surge amps are not exceeded. Please provide the AIC Rating for the panels on the panel schedules. 3. Provide the location of required egress lighting and exit lighting in the work unit in accordance with Section 1008 and 1013. PLUMBING REVIEW COMMENTS: Denied 1. The construction plans shall include for each floor level a riser diagram of the plumbing water, gas, and waste piping work. The construction plans shall indicate the direction of flow, all pipe sizes, grade of horizontal piping, loading, and location of fixtures and appliances. Personal Storage is a permitted use in the zone, (Table 4.8-4), subject to Use Specific Standards 4.9.10.C.3 & .6. 1. Per rezoning, C9-09-04, condition 14 the maximum allowed building height is 16’. Per UDC Article 6.4.4.a Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof. The propose building exceeds the allowed height. 2. Zoning has reviewed the plan for compliance with development package (DP) DP22-00099 but until the DP has been issued the building plans cannot be issued.
