STRUCTURAL REVIEW COMMENTS:

1. AISI S240-15 - C3.4.3. Provide a slip track detail for the metal stud wall connection to the roof assembly. The plans indicate that the head-of-wall is connected directly to the roof system, and the wall studs are connected directly to the track, which will not allow for roof deflections.


BUILDING REVIEW COMMENTS:

1. 2018 IBC Table 601. Verify the correct construction type is noted on sheet G1 - General Building Summary. The table indicates type I-A construction, which is not common for this size and use of the building.
2. 2018 IBC Table 2902.1. Revise the plans or provide clarification that additional plumbing fixtures are not required. The existing "business" occupancy appears to have an existing occupant load of 12 (1,764 sqft/150) and the new occupant load is an increase of 23, for a total of 35 occupants. Verify the removal of the existing plumbing fixtures in the tenant space, and the use of the existing plumbing fixtures shared by other tenants, is sufficient given the increased occupant load.
3. 2009 ANSI A117.1 - 608.2.3.1. Revise the plans show that the minimum inside dimension of the alternate roll-in type showers is 3' clear. With the application of the tile finish and grout, this dimension will be less than the required 36" clear width.
