Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Provide a detail for the installation of the new exterior door 101A and any header framing requirements. It is unknown if this is a load bearing wall. BUILDING REVIEW COMMENTS: Denied 1. Update the sheet index on sheet A1.0 to include sheet D2.0. 2. Clarify if the existing building has a fire alarm system installed and if this will be covered under a separate submittal. 3. Provide a life safety/ exit plan that indicates the travel distances from the most remote point and the overall diagonal dimension of the building. Include the common path of travel around the workstations and any other semi-permanent furniture or equipment. Show a clear egress aisle will be provided to the exit door to the east. 2018 IBC 1017.2. 4. The drawings show a new exit door is being provided on the north side of the structure. Provide a site plan that includes information and details about the exterior of this area including any new or existing required landings or sidewalks, clearances for accessibility and accessible route to parking. 5. Provide dimensions for the alcove outside of door 105A where the interior doors are being removed and replaced. A minimum of 48 inches clear space is required on the push side. ICC A117.1 Figure 404.2.3.2. front approach push side (without closer). 6. Provide elevations with dimensions for the shower enclosure in the standard accessibility details and mounting heights with the other accessibility details on sheet A4.0 per ICC A117.1 608 shower compartments. 7. Clarify the locations of the mop sink and the drinking fountain or point of use water dispenser on the drawings, none could be found. Coordinate with the plumbing drawings. 8. Note on the finish schedule sheet A5.0 that all interior finishes will be in accordance with 2018 IBC 803.1. MECHANICAL REVIEW COMMENTS: Denied 1. Provide a mechanical COMcheck or other approved methodology for the project for the new proposed units that is in compliance with the 2018 IECC. 2. Indicate if the new rooftop units are within 10 feet of the roof edge and provide a dimension on the drawings. If so, indicate how fall protection will be provided in accordance with the IMC and 2018 IBC 1015.6. 3. The new stacked washer dryer appears to be a domestic type clothes dryer. Modify the dryer vent detail 101 on sheet M2.0 and remove the flex transition duct that is shown to be concealed in the wall. Dryer exhaust ducts shall be a minimum of 4” and have a smooth interior finish. 2018 IMC 504.8.1. ELECTRICAL REVIEW COMMENTS Denied 1. Indicate on the drawings that all exterior lighting will be in compliance with the Tucson/ Pima county ordinance. This will include any fixtures being replaced and/ or relocated. 2. Indicate the location of an existing emergency light on the exterior at ALL the exit doors to illuminate the landings or indicate new fixtures will be provided. 2018 IBC 1008.3.2 (5). 3. Clarify that the fixture type ME will be provided with a battery backup, it is not noted in the luminaire schedule sheet E4.0. 4. Indicate the location of all “night lighting” on the plans in the office area for egress illumination or indicate light sensors will be used. All rooms and usable floor surfaces in a building shall be equipped with artificial lighting and shall be illuminated at all times that the space is occupied. 2018 IBC 1008.2. It is unknown if the fixtures with the battery backup will fulfill this requirement. 5. It is unknown if the existing and new electrical panels are directly in front of a parking space or if that area is protected from vehicle accidents. Indicate bollards or other means of protection for the new electrical service to protect from physical damage or vehicle accidents. 2017 NEC 110.27. 6. Indicate the location of the occupancy sensors for the lighting on the drawings. 2018 IECC C405.2.1. PLUMBING REVIEW COMMENTS: Denied 1. Indicate the location of the drinking fountain on the floor plans or show where the point of use water cooler or dispenser will be located. 2018 IPC 410.1 amendment. 2. Indicate the location of the mop sink on the drawing and add to the plumbing fixture count. 3. Provide a gas piping layout and details on the drawings.
