1) Sheet A1.0 (Elevations) and M2.0 (Mechanical Drawings): The elevation views do not show the 30" servicing platform for the HVAC equipment as detailed in 2018 IMC section 306.5.1. The section requires a minimum 30" x 30" platform with guards for servicing equipment located on roofs with a slope of 3:12 or greater and where the roof edge is greater than 30" above the grade.

2) Sheet A1.0 (Elevations) and M2.0 (Mechanical Drawings): Sheets S1.0 and M1.0 show the HVAC equipment located straddling the ridge and an exterior duct penetrates the roof at a separate location. Sheets A1.0 and M2.0 detail #3 do not
show this layout. Please coordinate and revise the plans. (2018 IBC section 107)

COMMENT: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in HO-3 zone (UDC 4.7.15), Medical Service Outpatient is an allowed use in the zone (UDC Table 4.8-3), subject to Use Specific Standard 4.9.13.K.

1. Zoning has reviewed the building plans for compliance with Development Package (DP) TD-DEV-0423-00218 and although the appear to match until the DP is approved by all review agencies Zoning cannot approve the building plans.

COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).

2. As exterior work is proposed Historic Review must be approved prior to approval of the building plans.
