1. Please amend the Project Data under the A2 occupancy classification to indicate occupancy use. For example,

D. Restaurants, cafeterias and similar dining facilities (including associated commercial kitchens)
E. Taverns and bars
2. Please amend the plans to provide a detailed description of the work involved in this permit’s scope. IBC 105.3 as there might be an expanded scope after addressing these comments.
3. IBC Section 1006.2.1 requires two exits from this proposed tenant space based on the occupant load (49) and the travel distance (75 feet), as indicated in IBC Table 1006.2.1, Spaces with One Exit or Exit Access Doorway. Please revise the plans to provide two exits. The exits must be separated by a distance equal to not less than one-third of the maximum diagonal dimension of space, in accordance with IBC Section 1007.1.1. Based on a diagonal measurement of 86 feet 7 inches, the required minimum separation is one-third of that dimension, which is approximately 28 feet 10 inches (just under 29 feet).
4. Spaces intended for assembly use are required to be designed for a minimum floor live load of 100 psf. The structural calculations from the previous permit appear to indicate a design live load of only 40 psf. International Building Code Table 1607.1 requires a minimum live load of 100 psf for assembly areas, which is non-reducible. Please have an Arizona-licensed structural engineer evaluate the existing structure and provide stamped and sealed structural design, construction drawings, and supporting calculations demonstrating compliance with the required design live load, in accordance with I B C Table 1607.1.

COMMENTS:

1. The occupant load for this space has increased from 23 occupants (from permit # T22CM03260) to 156 occupants. Please provide mechanical ventilation calculations demonstrating that the existing ventilation system is capable of supplying the minimum required outdoor air for this space. Reference: Section 403.3.1.1, IMC 2024.
2. The previously approved plans under permit T22CM03260 show two ovens and a sink within the breakroom. These fixtures are not shown on the current floor plan. Please clarify whether these items are being removed as part of this scope of work. If the breakroom is to remain, revise the occupant load calculations as necessary to account for this space. Reference: Section 107.2.1, IBC 2024.
