This use is classified within the Unified Development Code as a "Commercial Services Land Use Group - Financial Institution, Non-chartered Institution". Provide a general note on the cover sheet indicating this as the use. 2. COMMENT: Per UDC Table 4.8-4, this use is only permitted in the C-2 zone with a Zoning Examiner Special Exception Land Use Procedure (SELUP). The existing neighboring site, at 3460 S 6th Av, is also within C-2, but is considered a legal nonconforming use that was established prior to new code and ordinances prohibiting non-charted financial institutions from operating in C-2 zoning without a SELUP. If the applicant desires to continue with this permit, an approved SELUP will be required before Site Zoning can provide final approval for this permit.
