Site Engineering Comments:
1. This site located at 310 N COMMERCE PARK LP resides within the Santa Cruz Wash Floodplain which carries a FEMA AE designation. It will be required that a flood plain use (FPU) permit be submitted for review and approved for substantial improvement calculations.
b. It should be noted that the FPU permit is an entirely separate permit that can be applied and submitted for within the “Sub-Records” tab of this commercial permit within TDC Online.
2. For the FPU permit please submit a cost estimate form that will break down the total cost into separate lines, separating labor, materials/equipment, and warranties & contractor fees associated with the project. Ensure to have company/contractor letterhead on the document for proper documentation. This cost estimate will be used for substantial improvement calculations. The cost estimate should not include any site work related costs such as landscaping, parking area, etc.
3. It is required that the FPU permit be reviewed and approved prior to Site Engineering approval to permit TC-COM-0126-00093.

FOR PERMIT RESUBMISSION, IT IS REQUIRED THAT: Corrected/Revised Plan set and a detailed response letter document that clearly shows how you addressed all of Site Engineering’s and other reviewers’ comments for the completed review cycle. It is suggested that the FPU permit be approved and issued prior to the resubmission of this commercial permit.
