Please paste the review comment individually and enter your response directly below it. Please do this for every comment. Review will not proceed without the response letter. The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Should the above not followed, it may delay your approval. Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. See drawing for locations noted by symbol b. The Floor/Foundation Plan does not contain any symbol. i. Yes I do see BWA, please be consistent. Please make the necessary correction. ii. CWB 1. Is this the callout for the C-Portal Braced Wall (PFH – Portal Frame with Hold-Downs)? 2. If it is, please provide the verbiage to connect these together. 2. DETAIL 2 JOIST @ NON-BEARTING WALL a. 2X6 @ 24” O.C. i. However, it is drawn as 2x12 matching the 2x12 rafters, rim joist, & fascia. ii. Is it labeled incorrectly? iii. Please make the necessary correction. 3. DETAIL 3 NEW CONCRETE FOOTING AT EXISTING SLAB a. You are calling for special inspection for epoxy holdown. b. Will you be calling for epoxy on the dowel #4 rebar as well. If so, please add this information on the detail note. 4. Please submit for a building permit for the following: a. Prior to this permit being processed and approved, Code Enforcement CE-VIO0224-00694 i. COURT - RWOP - 1. ADU being built; 2. additional structure in rear was pool house is being utilized to live in; 3. condenser for minisplit unit and electrical box on old carport (NW side, 4. Adult Care Home (may have C of O for 10 residents). ii. A building permit is required to resolve the above code violation. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2024 International Building Code (IBC), 2023 National Electrical Code (NEC). 1. This is a commercial project, requiring all documents to be prepared, sealed, signed, and dated by a registered design professional. Provide complete electrical plans, design, and calculations, sealed by an Arizona Registrant. Reference: Arizona Revised Statutes 32-125, Board of Technical Registration Rules R4-30-304, 2018 IBC section 107.1, 2017 NEC, City of Tucson Commercial Plan Submittal Requirements. https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/checklists/commercial_submittal_requirements_july2023.pdf 2. Provide a complete plan-set showing all electrical work. Fully address the code violation that states this building is being used as living space: “COURT - RWOP - 1. Show all wiring methods in detail for all new or modified branch circuit conductors and feeders. Conductor size/type and conduit size/type. Note wet use requirements and burial depth. NEC arts;300 and 408.4. 5. Provide a disconnecting means at each building where the branch circuits or feeders enter the buildings, per NEC 225.31 6. Provide a grounding electrode system at the new structure per NEC 250.32. >>> Additional comments may be forthcoming. Clearly state in your next submittal how the existing code enforcement case is being addressed with regards to this space being used as a living space. A Development Package is required for the scope of this project. The content requirements may be found in Administrative Manual Section 2-06. 2. Clarify which structure is being proposed. The survey submitted has no building plans, nor any indication as to which structure is being proposed. 3. If the proposed structure is to be habitable, the finished floor must be elevated to the regulatory flood elevation determined at the location of the structure. 4. A demolition permit, TC-DMO-1225-00249, has been recently applied for. There is also a Code Enforcement case regarding the constructing of a, ADU without a permit. Clarify the scope of work that this permit refers to. 5. This commercial building permit cannot be approved until the associated development package is approved by all reviewers. Linden St. Tucson, AZ 85712 Storage Room (2nd Review) TRANSMITTAL DATE: 5/11/2026 This site is located in the R-1 zone (UDC 4.7.8). Adult Care Services is an allowed use in the zone (UDC Table 4.8-2) subject to Use Specific Standards 4.9.7.J.2.a, 3.a, and 4. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Previous comment 1 not addressed. Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. As the care home is considered a commercial development and you are increasing the gross floor area (GFA), a Development Package (DP) meeting the minimum requirements is required to be submitted and approved. The DP is a separate submittal from the building plans. The checklist can be found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/submittal_requirements.pdf. Site zoning is unable to approve this building permit until the DP has been approved by all reviewers. 2. Comment: This submittal included 3 copies of your HVAC load calculations and a property survey, however no comment response letter, site plans, or building plans. Please resubmit and include a complete submittal. 3. Comment: Previous comment 3 not addressed. Per UDC 6.6.3.C, “Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, except for shade structures or carports not over 400 square feet in floor area, terraces and steps not over three feet high above natural grade, paved areas, and fences or walls”. Please either demonstrate that these requirements are met, or a Board of Adjustment Variance will be required if you do not meet these requirements.
