See drawing for locations noted by symbol b. The Floor/Foundation Plan does not contain any symbol. i. Yes I do see BWA, please be consistent. Please make the necessary correction. ii. CWB 1. Is this the callout for the C-Portal Braced Wall (PFH – Portal Frame with Hold-Downs)? 2. If it is, please provide the verbiage to connect these together. 2. DETAIL 2 JOIST @ NON-BEARTING WALL a. 2X6 @ 24” O.C. i. However, it is drawn as 2x12 matching the 2x12 rafters, rim joist, & fascia. ii. Is it labeled incorrectly? iii. Please make the necessary correction. 3. DETAIL 3 NEW CONCRETE FOOTING AT EXISTING SLAB a. You are calling for special inspection for epoxy holdown. b. Will you be calling for epoxy on the dowel #4 rebar as well. If so, please add this information on the detail note. 4. Please submit for a building permit for the following: a. Prior to this permit being processed and approved, Code Enforcement CE-VIO0224-00694 i. COURT - RWOP - 1. ADU being built; 2. additional structure in rear was pool house is being utilized to live in; 3. condenser for minisplit unit and electrical box on old carport (NW side, 4. Adult Care Home (may have C of O for 10 residents). ii. A building permit is required to resolve the above code violation. This Storage permit will not be processed/approved until the above is resolved. 5. Please resubmit. |

This proposed commercial building permit will require a Development Package that complies with the criteria found in Administrative Manual 2-06.4.0 thru 2-06.4.9. https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-8794 2. This project lies within the boundaries of the Alvernon Wash floodplain. A floodplain use permit (FPU) will be required for both permits. Please start a new FPU with elevation certificate under the sub-records tab of this permit on the Tucson Development Center Portal: https://tdc-online.tucsonaz.gov/#/home 3. The structure must be elevated to the regulatory flood elevation or flood-vented floor compliance. a. If elevated, the finished floor elevation (FFE) of the structure shall be at or above 2461.8-ft North American Vertical Datum 1988 (NAVD88). b. If flood venting is opted for, the vents shall be installed in at least two different walls of the structure. The bottom of the vents shall be no higher than 12-in above grade. The total size of venting shall be a minimum of 360 square inches. (Vent 1 + Vent 2 = 360 square inches or more). Linden St. Tucson, AZ 85712 Storage Room (1st Review) TRANSMITTAL DATE: 1/21/2026 This site is located in the R-1 zone (UDC 4.7.8). Adult Care Services is an allowed use in the zone (UDC Table 4.8-2) subject to Use Specific Standards 4.9.7.J.2.a, 3.a, and 4. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the minimum requirements is required to be submitted and approved. The DP is a separate submittal from the building plans. Site zoning is unable to approve this building permit until the DP has been approved by all reviewers. 2. Comment: Per UDC 6.6.3.C, “Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, except for shade structures or carports not over 400 square feet in floor area, terraces and steps not over three feet high above natural grade, paved areas, and fences or walls”. Please either demonstrate that these requirements are met, or a Board of Adjustment Variance will be required if you do not meet these requirements.
