Please correct this. 2. SHEET M1.1 a. HVAC system is illustrated along with the AHU on the roof, ducts, diffusers in living room/bedroom, (no diffuser in bathroom). b. However, your response to the comment is “Mini Split” is to be installed as illustrated in Sheet E1.3. Condenser outdoor and an indoor unit in just the living room, (no indoor unit in bedroom nor the bathroom). c. Please confirm what system you are using and correct your drawings to reflect this. 3. SHEET G1.1 & Water Heater a. Gas Plan shows a gas single line diagram to the water heater. b. Sheet P1.1 does show a standard 40 gallon water heater tank. i. However, to the left of the plumbing plan a water heater schedule is shown with an electric tankless water heater. ii. Sheet E1.4 Electrical Panel Schedule show a line item for a heater but shows it as a “Gas water heater”. Please correct this and ensure that only one system is chosen. 1. NOTE: This electrical panel schedule does not include the HVAC. Please correct this and correct the load calculation to include the HAVC system. 4. SHEET M2.1 a. The Manual J information indicates 21,700 BTUH as the sensible load required by the home. i. This is roughly a 2-ton unit. b. Your Manual S shows a Goodman with capacity of 48,000 BTUH. i. This is too big for the dwelling. ii. This means it will be very inefficient, it does not comply to the building code’s efficiency requirements. iii. Please correct this. 5. Please resubmit. This site is located in the O-3 zone (UDC 4.7.15). A Mobile Home Parking is not an allowed use in the Zone, (UDC Table 4.8-3). This site is nonconforming for the use. 1. Based on the plans you are proposing an expansion of the bath and closet to the east side of the existing structure. As this site is considered a nonresidential use, UDC Article 6.6.3.B. Per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans.
