COMMENTS: Comments were not addressed and plans state PRIVATE BATHROOM; however, Each toilet room and bathing room shall be accessible per IBC 1109.1 with an exception #1. Toilet rooms or bathing rooms accessed only through a private office, not for common or public use and intended for use by a single occupant, shall be permitted to comply with the specific exceptions in ICC A117.1. This bathroom does appear to meet the requirements of a private bathroom and therefore must be shown as Accessible. Please address the comments below and provide interior elevations and an enlarged floor plan of the bathroom with all required dimensions, draw clear floor spaces on the plans, etc. IBC 107.2.1 Please contact me if you have any questions about these comments. Provide clear floor space for sink. ICC A117.1 606.2. Lavatories & sinks shall be 34 inches maximum above the floor, measured to the higher of the rim or counter surface per ICC A117.1 606.3 ii. Lavatory faucet operator shall also be metered. The metering faucet shall dispense a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds for accessibility. Reference: Section 412.11, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09. 2. Provide tempered water for the lavatory using an approved device conforming to ASSE 1070. Reference: Sections 419.5 and 607.1.2, IPC 2018. b. WATER CLOSET i. At water closet, show the 60" W x 56" D clearance area on the floor per ANSI A117 Figure 604.3 Ensure no other fixtures are within this area. ii.
