Further, clarify the Occupancy Classification used, the occupant load factor and the number of occupants for each room or space on the plan, in accordance with the requirements of IBC Table 1004.5. 4.

6. Life Safety Plan:
a. Two exits are required per IBC 1006.3.2.

a. The tops of dining surfaces and work surfaces 902.4: shall be 28 inches min and 34 inches max above the floor. Parallel approach 904.3.2: the public use side of the counter surface 36 inches in length minimum.
b. Forward approach 904.3.3: the public use side of the counter surface 30 inches minimum in length.
c. Knee clearance 306.3: between 9 inches and 27 inches above the floor. Maximum depth 306.3.2: extend 25 inches maximum under an element at 9 inches above the floor. Minimum depth 06.3.3: Where clear floor space complying with Section 305, the knee clearance shall be 11 inches minimum in depth at 9 inches above the floor, and 8 inches minimum in depth at 27 inches above the floor.
10. A117.1 606.3 Water supply and drain pipes under lavatories shall be insulated to protect against contact per ICC/ANSI 606.6

01/27/2025 Commercial Mechanical REQUIRES RESUBMIT 1. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Sections C403.1.1 and C502.2.3, IECC 2018.
2. Provide structural calculations and details to show how the ERV unit is to be connected to the building structure. Reference: Section 302.1, IMC 2018.
3. Provide calculations to verify that adequate ventilation will be provided for the occupied spaces. Reference: Section 403.3.1.1, IMC 2018.
4. For the two public restrooms, provide a minimum exhaust flow rate of 50 CFM per water closet or urinal if the exhaust is continuous, 70 CFM if the exhaust is intermittent (i.e., switched separately). Reference: Section 403.3.1.1 and Table 403.3.1.1, IMC 2018.
5. Revise the mechanical plan to show the intake and exhaust ducts for the ERV unit separated by 10-feet.
01/27/2025 Commercial Plumbing REQUIRES RESUBMIT 1. Clarify the size of the water service line. It is shown as 1” on the Plumbing Water Plan (S22) but 1-1/4” on the Plumbing Water Iso. (S23).
2. Specify that all proposed plumbing fixtures shall be listed by a third-party certification agency as complying with the relevant standards. Reference: Section 303.4, IPC 2018.
3. Clarify the type of the proposed water heater. A note on the Plumbing Water Plan (S22) calls out a tankless water heater but sheet S23 shows a detail of a tank-type water heater. Provide specifications and listing information for the proposed water heater. Reference: Section 107.2.1, IBC 2018.
4. If a tank-type water heater is to be installed, show how accommodation for the thermal expansion of the hot water system is being provided. Reference: Section 607.3, IPC 2018.
5. Provide metering faucets for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
6. Provide tempered water for the lavatories and public hand-washing sinks in restrooms using approved devices conforming to ASSE 1070. Reference: Sections 419.5 and 607.1.2, IPC 2018.
7. Verify that the pipe sizes called out for the flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper, PEX, or CPVC piping). At a minimum design flow rate of 12 GPM for a urinal with 1-gallon per flushing cycle, a 3/4” Type L copper pipe has a flow velocity of 7.95 FPS. Reference: Table 604.3, IPC 2018.
8. The developed length of the hot water supply piping appears to be greater than fifty feet; provide a method for maintaining the temperature of the hot water supply system. Reference: Section 607.2, IPC 2018 and C404.5, IECC 2018.
9. Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018 (e.g. a maximum of 24” for ½” supply pipe).
10. Provide cleanouts for all horizontal drains; the cleanouts shall be sized per Section 708.1.7, IPC 2018 and shall open to allow cleaning in the direction of flow. Reference: Sections 708.1.1 and 708.1.8, IPC 2018.
11. Provide a cleanout at the junction of the building drain and the building sewer (two locations shown on S21). Reference: Section 708.1.3, IPC 2018.
12. Clarify the routing of the vent for the two floor sinks in the bar area. All vents shall rise vertically to at least 6” above the flood rims of the fixtures they protect prior to running horizontally. Reference: Section 905.4, IPC 2018.

Outdoor Lighting Review:

1. Provide an outdoor lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan. Number the light fixtures on your table and use the same number on your site plan
2. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
3. Show compliance to total outdoor light output per 2012 City of Tucson/Pima County Outdoor Lighting Code section 401.2. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1. 4. E1.1 – Lighting Code section 104.2.2.
4. Submit catalogue or specification sheets of the proposed light fixture illustrating the type of fixture they are whether full cut-off or unshielded.

5. Provide calcs for total lumens allowed and total lumens proposed per acre for Full Cut Off and Unshielded per table 401.1.Must include existing to remain lighting.

6. Indicate whether or not a special inspection is required per sec. 104.2.2, and 106.2.

7. Specify any exceptions used.

8. Provide Curfew lighting controls If applicable Per section 403.

9. Provide complete compliance with the 2018 IECC for the interior and exterior lighting where applicable. Do not confuse the Outdoor Lighting Code with the IECC.
