B. Not fewer than one accessible route from an accessible building entrance to primary function areas.
C. Signage complying with Section 1111 of the International Building Code.
D. Accessible parking, where parking is being provided.
E. Not fewer than one accessible passenger loading zone, where loading zones are provided.
F. Not fewer than one accessible route connecting accessible parking and accessible passenger loading zones to an accessible entrance.
i. Where it is technically infeasible to comply with the new construction standards for any of these requirements for a change of group or occupancy, Items 1 through 6 shall conform to the requirements to the maximum extent technically feasible.
a. 305.7 Alterations affecting an area containing a primary function.
Where an alteration affects the accessibility to, or contains an area of primary function, the route to the primary function area shall be accessible. The accessible route to the primary function area shall include toilet facilities and drinking fountains serving the area of primary function.
Exceptions:
1.The costs of providing the accessible route are not required to exceed 20 percent of the costs of the alterations affecting the area of primary function.

1. Comment: Before Zoning can approve this permit application the following must be submitted and complied with in accordance with UDC Section 3.3.3.H.9:

The owner of the property shall:
a. Submit a sworn affidavit that the use of the property will be in compliance with the section; or,
b. Include the following in any lease/rental agreement for the property: “Tenant shall not cause or permit the Property to be used in any way which constitutes a violation of any law, ordinance, or governmental regulation. Notwithstanding any contrary provision of this lease agreement, any occupancy or use of the premises in violation of this paragraph constitutes a material breach of this lease agreement entitling Lessor to invoke all remedies provided hereunder including termination.”
