GENERAL - UPDATES: For project updates, please submit sheets with all changes clearly marked in revision clouds. Please provide a written response to each comment; updates without a clear response to all comments may not be reviewed. If you have any questions regarding the comments, you may contact me directly. Updates may result in additional comments. 2. GENERAL - CURRENT CODE: The scale of this project exceeds the limits set forth in the 2018 International Residential Code Section R101.2. Therefore, design of this project shall be governed by the 2018 International Building Code (2018 IBC). Please revise the structural general notes to remove any references to the International Residential Code and its provisions. Refer to Sheet CVR and the "Carpentry" and "Window/Glazing" notes on Sheet GN-1 for examples. 3. GENERAL - STATEMENT OF SPECIAL INSPECTIONS: Per the 2018 International Building Code Section 1704.2.3, along with the construction documents, the applicant shall submit a Statement of Special Inspections as a condition for permit issuance. A full list of what this statement shall include is provided in the 2018 IBC Section 1704.3.1. Highlights include: i. Statement shall identify the materials and work required to have special inspections or tests, ii. The type and extent of each inspection, and iii. Identification as to whether each inspection shall be performed continuously or periodically, as defined by the IBC. 4. SPECIAL INSPECTIONS: In addition to the Statement of Special Inspections above, please have the Registered Design Professional in Responsible Charge of this project complete and return the City of Tucson Special Inspections Certificate with signatures. GENERAL - GEOTECHNICAL REPORT: Please provide a copy of the site-specific geotechnical report for this project. The report should support the appropriateness of the selected foundation system for the project site. All submitted geotechnical reports must be dated no later than three years from the submittal date. Outdated reports must be accompanied by a letter from a qualified geotechnical engineer stating that the report requirements are still valid, or stating what items may have changed. All building code references must be updated to the current code adopted by the City. 6. GENERAL - DEFERRED SUBMITTAL REQUIREMENTS: The Engineer of Record has indicated that design of the prefabricated steel stairs, fire sprinklers and prefabricated wood floor and roof trusses shall be completed as a deferred submittal. Please note that IBC Section 107.3.4.1 requires deferred submittals to be approved by the building official. The IBC further requires the following procedure be followed when permitting deferred submittals: i. All submittals shall first be reviewed by design professional in responsible charge. ii. Design professional shall affix a notation that the deferred items are in general conformance with their design of the building. iii. They shall then be submitted for review by the building official. iv. No structural elements shall be installed until approved by building official. 7. SHEET GN-1 - DESIGN ASSUMPTIONS: The following structural design information shall be included in the construction documents per 2018 IBC Section 1603. Please include the following items in the structural general notes. i. Risk category ii. Floor live loads including live load reductions (residential, stairs, handrails) iii. Roof live load iv. Roof snow load, Pg v. Wind design data a. Wind speed, Vult b. Exposure category c. Internal pressure coefficient d. Design wind pressures for exterior component and cladding materials, expressed in psf vi. Seismic design data a. Seismic importance factor, Ie b. Site class c. Mapped spectral response acceleration parameters, Ss and S1 d. Design spectral response acceleration parameters, SDS and SD1 e. Seismic design category f. Basic seismic-force resisting system(s) g. Design base shear(s) h. Seismic response coefficient(s), Cs i. Response modification coefficient(s), R j. Analysis procedure used vii. Geotechnical Information: Design load bearing value of soils 8. SHEETS S-1, D-2 & GN-1 - CONFLICTING INFORMATION, ROOF SHEATHING: The construction documents give conflicting information on the required fasteners for typical roof sheathing. Per the structural general notes, Sheet GN1, under "Carpentry" Note 11b, Roof Sheathing shall be 1/2" thick and fastened with 8d common nails at 4" o.c. at edges and 12" o.c. at intermediate framing members. However, this conflicts with the Nailing Notes on Sheet S-1 (8d at 6"/12" o.c.), and Details 2 & 11 on Sheet D-2 (10d nails at 4"o.c.; 8d nails at 6"/12"o.c. respectively). Please confirm which notes control and revise the drawings to be consistent. 9. SHEET S-1 - CONFIRM COLUMN PLACEMENT: The Structural Foundation Plan on Sheet S-1 shows a 4x6 wood column in the open Kitchen/Living Room space of Unit #5. No column appears at this location on the Architectural Floor Plan, A-1. Confirm that this column placement is acceptable and revise the Architectural Plans to match the Structural drawings. 10. SHEET S-1 - SLAB-ON-GRADE: The Structural Foundation Plan calls for a 4" concrete slab-on-grade but does not provide any information on slab reinforcement. Reinforcement is recommended to mitigate the effects of cracking due to natural shrinkage of concrete and changes in temperature. Refer to the ACI 318 Manual Table 24.4.3.2 for additional information. 11. SHEET S-1 - MISSING DETAIL: The Structural Second Floor Plan shows a section cut at the balcony framing labeled "X/D2". No such detail appears on Sheet D-2. Please provide a detail that shows the proposed balcony framing. Details should include information on how the prefabricated steel stairs will attach to the wood framing. 12. SHEET S-1 - CONFIRM KING, JAMB STUDS: Sheet S-1 includes a Header Schedule for all openings up to 11'-3" wide. Reviewer was unable to find information on the required king studs and jambs studs supporting these headers. Please confirm where this information has been provided. If king and jamb studs are required to be continuous from Level 2 to the foundation, please state this on the drawings. 13. SHEET D-2 - CONFIRM CONNECTION: Detail 4 on Sheet D-2, "Exterior Wall - Truss/Outrigger" is cut at an exterior wall parallel to the prefabricated roof truss. The detail shows 2x4 outriggers extending outward to form an overhang, but does not provide information for how these outriggers are supported or fastened to the exterior wall. General: The permit information indicates that there are six structures, however, only construction documents have been provided for four structures. Provide construction documents for building #2 and #6. 2. Sheet CVR/Occupancy Classification: The code summary indicates that these structures are classified as an R-3 occupancy. However, the structures exceed two dwelling units, and no indication has been provided that indicates that these structures meet the other uses in an R-3 classification. Provide clarification or correct the occupancy classification in accordance with 2018 IBC Section 310. 3. Sheet CVR/Sprinkler Requirements: The code summary indicates that the structure is protected by a sprinkler system. However, no indication as to what type of sprinkler system is being provided. Provide clarification as to the type of sprinkler system being used in accordance with 2018 IBC Section 903.3. 4. Sheet CVR/ Occupant Load Calculation: The occupant load calculation provided is not corrected based on the areas given. Provide a corrected occupant load calculation in accordance with 2018 IBC Table 1004.5. 5. Sheet CVR/Accessible Unit Calculations: The building design must comply with the following, with the note revised to clearly state compliance: At 2% of the total apartments must be Type A units in compliance with ICC/ANSI A117.1- 2003 Sec. 1003. Of the 2% of total Type A units, at least 50% of the fully accessible units or adaptable apartment units shall be adaptable for roll-in shower stall. 6. Sheet SD1/Architectural Site Plan: The architectural site plan is missing a significant amount of information. Provide an architectural site that contains the following: Prepared to an approved architectural or engineering scale. Placement of the proposed building or structure within the property. Cleary indicate the label of each building and the building type (i.e. Building 1000, 36 Unit). The Accessible Route/Exit Discharge Plan or information is provided to show the running slopes and cross slopes for verification of compliance with the 2010 ADA Standards for Accessible Design and the means of egress requirements of the Life Safety Code. 7. Sheet A-1/Demising Walls: The unit separation walls are required to be constructed as fire partitions based on a corrected occupant classification. See comment #1. Provide correctly rated unit separation walls in accordance with 2018 IBC Section 420.2 and 708. 8. Sheet A-1/Horizontal Assemblies: The unit separation horizontal assemblies are required to constructed as horizontal assemblies based on a corrected occupant classification. See comment #1.
