| 02/27/2024 | Commercial Structural | REQUIRES RESUBMIT | ACTIVITY NO. TC-COM-0124-00161 ADDRESS/PARCEL: (104 E PRINCE RD TUCSON, AZ 85705) Submit your revised drawings along with a detailed response letter, which states how all Building Review Section comments were addressed. The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. COMMENTS: 1. Sheet G0.0 Project Information, Parking is shown as N/A. Please provide parking information to include the parking required as a result of the 1,080 sf of additional building area. Show the total required and the provided parking. Please locate and identity the bicycle racks as well on the site plan. 2. Please provide a Site Plan. 3. Sheet G0.0 Code Plan indicates existing doors. Per aerial photograph, these doors are located where cars are parked. This should be labeled New door (not Existing)??? 4. Sheet G0.0 Project Information indicates Occupancy as E – Educational, no mention of fire sprinkler, please confirm this fire info. Please clarify and identify that this E occupancy is for the existing facility (on the existing 7,804 sf). At no sprinkler, allowable area at 9,500 sf (however, if it has automatic sprinkler the allowable area is 38,000 sf). Please confirm this information. 5. Sheet G0.0 Code Analysis, yes you can use 38,000 sf allowable area for the entire facility with E occupancy as the main classification assuming fire sprinkler is existing (identify this in your code analysis). Please correct me if I am wrong, you want to classify this addition as an accessory B occupancy to the Facility’s E group classification with Automatic Sprinklers(sprinkler submitted as a separate permit to Tucson fire). Hence the reason why you are proposing to post 49 occupant load. You may do this with the condition that you add a statement within your Code Analysis to this effect, “These two rooms are accessory to the main facility with 49 total occupant load for both Classroom A and B”. This to be posted in both rooms. Please coordinate & confirm these information for clarity within you code analysis. Keep the 54 occupant load calculation within your code analysis to illustrate the actual occupant load calculation. 6. Please re-submit. |
