Per UDC 9.3.1.B, a nonconforming structure that is demolished loses its nonconforming status. The vehicular use area depicted on the site cannot be considered nonconforming for the purposes of motor vehicle parking and the design of the vehicular use area. Based on available aerial imagery, the former vehicular use area was removed from the site in 2016. As you are proposing a reconfiguration of an area outside a building, a development package meeting the Checklist for Minor Development Changes to Existing Commercial/Industrial Sites is required: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/minor_changes_to_commercial_industrial_sites_.pdf. The development package is a separate submittal and shall be applied for through the Tucson Development Center Online under application type “Development Package.” The development package shall be approved by all review agencies prior to Zoning approval of TC-COM-0124-00147.
