Provide in detail the full scope of electrical power and lighting work proposed.

Per scope of work stated, “Carport burned out”. Not shown on plans. Please clarify.

Electrical review comments;

1 The electrical service equipment configuration shown in the ‘West Elevation’ page 3 of 6 does not correlate with the ‘Electrical Line Diagram’, page 4 of 6. The ‘Elevation Drawing’ shows the Main Panel un-metered and the 3 Sub-Panels as metered panels, and the ‘Electrical Line Diagram’ shows the opposite. Please revise plan drawings to correlate. IBC sec. 107.2.1

2 Ref; Plan sheet 4 of 6;

2a. Provide a complete panel schedule for ‘Existing Panel A’. NEC 408.4.

2b. The ‘New’ feeder shown for ‘Sub-Panel 2643 in the ‘Electrical Line Diagram’ is undersized for the calculated load shown as 159.45 amps. The #6 AWG Cu. Conductors shown are rated at 65 amps per NEC table 310.15(B)(16).

2c. The ‘Wire Size’ table only shows conductors #14 -thru-#14 AWG? Why not show all sizes utilized for this project?

2d. Show the Equipment Grounding Conductor size(s) with the feeder conductors. NEC art. 250.32, IBC sec. 107.2.1

2e. The circuit breaker sizes, 9, 12, 2.5, 3.75, 6, 7.2, 17, 5.5, 16.5, shown in the breaker column in the panel schedule do not exist. NEC art 240.6(A). Also, the configuration does not follow NEMA standards for Load Centers and Breaker Panels. Please clarify.

2f. Revise load calculations per comment #2e, and also show loads in VA in the panel schedules and balance the loads to approximately + or Minus 10 % where possible between buses. The load calculations shown for Apt 2643 at 932,669 VA calculates to 3,886 amps? I= P/E - 932669VA/240V= 3886 amps. Load calculations are incorrect. NEC art 220, 408.3(B).

2g. Identify the GFI protected devices. NEC art 210.

3. The Outdoor lighting calculations are incorrect. The lighting area for this address is E3, not E1a. Provide plans and evidence on the plans that the proposed exterior lighting fully complies with the Outdoor Lighting Code. See section 104 for plan submittal requirements.

Provide site lighting plans with the following information on the plans;

(a) Provide a complete luminaire schedule.

(b) Full compliance with sections 104.2.1(1), (2), (3).

(c) See table 401.1, Include parcel size, lighting area and option, and indicate this information in the lighting site plan.

(d) 402.1 (light source color temperature requirements), shielding requirements, etc .

(e) Provide calcs for total lumens allowed and total lumens proposed per acre for Full Cut Off and Unshielded per table 401.1.Must include existing to remain lighting.

(f) Indicate whether or not a special inspection is required per sec. 104.2.2, and 106.2.

(g) Specify any exceptions used.

(h) Provide Curfew lighting controls If applicable Per section 403.

(I) Provide complete compliance with the 2018 IECC for the interior and exterior lighting where applicable.

(j) Do not confuse the Outdoor Lighting Code with the IECC.

Provide electrical design and calculations performed by an Arizona registrant who has demonstrated proficiency through registration, education, technical knowledge, or experience to perform such work. Please obtain the services of Electrical Engineer to verify calculations and seal the electrical plans.

3. Correct the HVAC information on sheet 6 of 6, the cooling and heating BTUs do not match the Manual J.
4. Submit the Extended Rating Table information from the manufacturer for each of these HVAC units, matching the model that was chosen.
5. Provide the weight of the existing RTU. Provide the weight of the proposed New RTU. Should the weight of the proposed new RTU is more than the existing, submit structural calculations as well as any upgrade to the existing roof structure necessitated by the heavier new RTU via drawings.
6. Provide drawings illustrating as to how the Fire Partitions between dwellings remains intact, the required 1 hour fire rating remains intact while plumbing and electrical work are installed.

2.COMMENT: Per UDC Table TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 Zone, Nonres Use to Res zone the required perimeter yard setback from the proposed porch to the south property line is 10’-0” or ¾ the (H) = Height of the proposed exterior building wall. As no height was provided Zoning cannot determine the perimeter yard setback requirements. Board of Adjustment for Variance will be needed to reduce the south perimeter yard setback.
