| 05/13/2024 | Commercial Mechanical | REQUIRES RESUBMIT | The proposed 300 CFM “exhaust” hood over the range is for recirculation only; the kitchen still requires exhaust to the outside. Per Table 403.3.1.1, IMC 2018, a continuous exhaust fan moving 25 CFM will suffice. The discharge of the fan must be ten feet from the mechanical air intake. Reference: Section 501.3.1 (3), IMC 2018. [Second comment: The minimum ventilation required for the 1-bedroom apartment shown in these drawings is 35 CFM. Reference: Section 403.3.2.1, IMC 2018.] [Initial comment: Provide mechanical ventilation for the new dwelling units. Reference: Section R403.6, IECC 2018 and Section 403.3.2, IMC 2018.] | ||
| 05/13/2024 | Commercial Plumbing | REQUIRES RESUBMIT | 1. The specified water heaters will require the installation of a vacuum relief valve on the cold water inlet. Reference: Section 504.2, IPC 2018. [Second comment: Provide the listing information for the proposed water heater (e.g. manufacturer and model number) Verify that the water heater only requires 120 Volts.] [Initial comment: Provide the specifications and listing information for the proposed water heater. Show how the proposed water heaters and expansion tanks will fit withing the bottom cabinets in the new kitchens while maintaining access and working space. Reference: Sections 303.2, 501.4, and 501.5, IPC 2018 and Section 107.2.1, IBC 2018.] 2. Clarify the T&P relief piping. The plumbing floor plans show only a single T&P discharge pipe for all floor levels and no waste receptor is shown on the first floor. The water riser diagram, P-3.0 does not clearly show the number of pipes involved or the independence of each T&P (e.g. the T&P from the first floor water heater connects to a T&P pipe from an upper floor. See the requirements or discharge piping, Section 504.6, IPC 2018, for guidance. [Second comment: A T&P relief may not connect to piping serving other T&P reliefs or equipment (i.e. condensate drains). It may terminate to the required pan with an air gap with the drain from the pan sharing a properly-sized drain with the AC condensate. Reference: Section 504.6, IPC 2018.] [Initial comment: Show the size, route, and termination of the T&P relief pipe from each water heater. The drain from a pan located under a water heater shall terminate either to an indirect waste receptor or to the exterior of the building. Reference: Section 504, IPC 2018.]. |
