1. Verify the actual cost for the project, the application indicates 150,000.00 which appears to be low based on the submitted drawings.
2. Indicate the occupancy use for the remainder of the building and indicate any fire rated wall if applicable between the existing use and the new restaurant. 2018 IBC Table 508.4 (It appears that the kitchen is only separated from the exit corridor by windows and that this building contains residential).
3. Break down the egress plan on sheet G2 to indicate the total number of occupants in each area per 2018 IBC Table 1004.5. Only totals were given on the title sheet.
4. Show the existing exit lights for the common corridors and the em lighting on the egress plans. If non currently exist, new fixtures will be required on both levels.
5. Indicate the dimensioned length of the diagonal for the dining and bar area on the lower level egress plan and show the distance between the two exit locations from the space. 2018 IBC 1007.1.1. the travel distance appears to be to long to provide only one exit from this area.
6. Clarify the location of the transformer closet 005 on the egress plan, it appears to be floating.
7. Clarify the clear width left over on the ramp landing at the exterior door, doors when fully opened shall not encroach by more than 7” 2018 IBC 1005.7.1. This would also be an issue in an emergency if there is not enough clear floor space to allow a wheelchair occupant to pass by the door to the ramp unless the second door is to be locked and not used. ICC A117.1 figure 404.2.3.2.
8. Indicate handrails will be provided on both sides of the ramp, ramps with a rise greater than 6” shall have handrails complying with section 505. ICC A117.1 405.8.
9. Indicate on the finish notes that all interior finishes will be class C or better 2018 IBC Table 803.13.

1. Show the wall on the partial lower level plan that is under the stairs, it does not match the Architectural.
2. Indicate the door to the right of the stairway is indicated to be an exit door and requires the exit sign on the lower level plan. Coordinate the drawings.
3. Indicate the location of the em lighting with battery backup for the exit that goes out to the ramp/ patio on the first floor plan, none is indicated.
4. Indicate the location of all “night lighting” on the plans for egress illumination. All rooms and usable floor surfaces in a building shall be equipped with artificial lighting and shall be illuminated at all times that the space is occupied. 2018 IBC 1008.2.
5. Indicate the location of an existing emergency light on the exterior at the exit doors to illuminate the landings or indicate new fixtures will be provided. 2018 IBC 1008.3.2 (5).


PLUMBING REVIEW COMMENTS:

TWO WATER CLOSETS PER MEN AND WOMENS TOILET FACILITY ARE REQUIRED PER TABLE 408.1 FOR 100 OCCUPANT OF EACH SEX (76 TO 150 OCCUPANTS OF EACH SEX REQUIRES TWO EACH).
NEED THE SPECIFICATION SHEETS FOR ALL PLUMBING FIXTURES AND APPLIANCES (INCLUDE THE GREASE TRAP, FAUCETS, TOILETS, EJECTOR PUMP, A.A.V.'S, ETC) FOR TYPE, INSTALLATION, AND WATER PRESSURE REQUIREMENTS.
SHOW THE CORRECT A.A.V. LOCATION AS REQUIRED BY SECTION 918.4.
