Based on review, the proposed occupant load appears reasonable and, when applying IBC Table 1004.5, is close to the tabular Occupant Load Factors either way the occupant load is calculated only one door is required, as follows:
• Exercise Area: 1,150 sq. ft. ÷ 50 sq. ft. per person = 23 occupants
• Lobby: 308 sq. ft. ÷ 15 sq. ft. per person = 20 occupants
Less than 50 occupants, only one exit is required.
The Total Occupant Load of 37 is reasonable
The primary issue pertains to the number of required water closets. Per IBC Section 2902, a Group B occupancy of this size would typically require two water closets. However, given the nature of the use—primarily serving staff and only an occasional customer—the existing single-user water closet appears to be more than adequate for the intended occupancy and use of the space.
