The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Should the above not followed, it may delay your approval. COMMENTS: Please comply to the requirements below, this will provide a path to approving your appeal: 1. Comply to IBC 1009.2 where an Exit access stairways or Interior exit stairways can be used (2 of the 10 allowed to comply with). 2. Since the stairway in question has a 1-hour fire rated walls (less than 4 stories) and lead directly to the exterior, the Interior exit stairway option which lead to IBC 1023 Interior exit stairways is an option. 3. Interior exit stairways are an accessible means of egress per IBC 1009.2 as long as you have: a. The required clear width of 48 inches between stairway handrails per IBC 1009.3.2 i. Provide the dimension on the drawing. b. Does have the automatic door closer and rated door from the normally occupied spaces. i. Notate this on the drawing. 4. IBC 1023.4 requires that openings into the Interior exit stairways is from a normally occupied area to reduce the probability of fire from unoccupied area such as storage which is what you have in this case. 5. For a normally occupied area, please provide more detail on the chef office such as the work surface such as desk, filing cabinet, printer, etc. Please do label/provide as many information as possible. 6. Show the clear means of egress route within the Office/Storage area. a. Indicate the width dimension of the route. b. A demarcated path similar to IBC 1016.2, minimum 44-inch-wide aisle defined by full- or partial-height fixed walls or similar construction that will maintain the required width and lead directly to the exit without obstructions. 7. To ensure that the proposed storage within the area is accounted for, we shall require a much more detailed drawing providing: a. Show the shelving on the floor plan. b. What are stored in the space? c. Identify what they are. d. The quantity if flammable. 8. Regarding the separate issue of the elevator, since this stairway is an accessible means of egress, this may provide a light towards a solution for the elevator issue. 9. Please resubmit.
