Commercial Building Express | REVIEW COMPLETED | The following is my research and conclusions provided for the Building Official to assist in a decision regarding this appeal. The water curtain and draft stop system at the covered deck openings appear to meet the intent of the code. There are several features of this design that appear to be an effective alternative to the requirements of IBC Table 705.8, Maximum Area Of Exterior Wall Openings Based On Fire Separation Distance And Degree Of Opening Protection. For buildings on the same lot, with no separation, would require opening protectives having a fire protection rating of not less than 3/4 hour in every opening that is less than 15 feet vertically above the roof of an adjacent building, or: 1. If the buildings were on the same lot, the 10-foot vertical separation from the roof below would allow the openings to be unprotected based on a 1-hour roof on the lower roof or the opening would be protected as described above. 2. The water curtain with draft stop has been tested and approved by the LADBS as an alternative for the protection of exterior openings. 3. Only one 51sqft opening at the Northwest corner of the building is proposed with a zero FSD. For the above reasons I believe this design will meet the intent of the code. |
